Good but will try to keep your deposit
Former Tenant
Pros:
It’s a good place to live. Management takes their time to respond to concerns, but they do get managed. The building is usually clean. It’s non-smoking, which is rare for NYC. Never saw a bug or rodent. You can control your heat/ac.
Cons:
I think the rent is a bit high for a rooftop that isn’t super well-maintained. The parking area doorway has no lights, and there is no way to open the door other than getting out of your car to open it. Management WILL try to steal your deposit. They depend on you not knowing the law and make you fight for your deposit back. Your deposit can only be used for repairs to damages you caused: so get an itemized list of repairs or demand that deposit back. Their illegal behavior after move out date is the worst part of this building.
Advice to owner:
Install lights in the throughway between the street and parking area. Get door clickers for people paying for parking. That would make parking worth the price. Don’t try to illegally keep tenant deposits. Return deposits in the time allotted by law, and if you don’t have repairs, deposit needs to be returned.

It’s … fine
Former Tenant
Pros:
Exercise equipment, laundry, central AC/heat in unit
Cons:
Thin walls - esp if you save the street. Inconsiderate neighbors.

New nice building
Former Tenant
Pros:
Roof is great, apartment is clean and new. Central air is great.
Cons:
Tiny closets, far from train. Many items were shoddily constructed, like towel bar, etc.

Pretty good
Former Tenant
Pros:
It’s got a gym and parking. No pests ever. Usually very clean.
Cons:
Management can be unhelpful. Everything is “put in a ticket,” with not enough follow up, the entrance to the parking area does not use a clicker (you need to exit the vehicle and use the key to get in), parking area is not shoveled of snow.
Advice to owner:
Shovel some snow and fine nuisance tenants that don’t clean up after themselves; install a clicker system. If we’re paying for parking we’d probably pay an extra $50 to rent the clicker. It would make a profit in the long run.
