Disgusting Infestations, No Ventilation & High Electric Bills

-Newer build with dishwashers decent finishes in Kitchen/Bathroom
-Good natural light in bedrooms
-Good proximity to transit
-Decent gym
Cons:
-Fly infestation driven by dead rats in the walls/ceilings
-Horrendous smell from rotting dead rats constantly in main hallways/basement
-Basement floods consistently and smells musty/poopy/like dead animals
-Poor insulation means running heat constantly and electric bills up to $500 for 2BR
-AC/Split units not upkept between tenants and caked with mold
-Tiny fridges
-Small bedrooms
-Baseboards in units don't touch the floor
-No super contact info provided in case of emergency
-Rats chewed through wires - major fire hazards throughout building
-Poor ventilation means cooking smells/other smells get trapped throughout hallways
-Landlord closes tickets without addressing issues
-Fellow tenants have severe leaks in their units with landlord refusing to fix
Advice to owner:
Stop putting bandaids on problems and actually fix them by the root. Our wellbeing is at stake and it's unfair for what we pay.

- owners are hard to reach sometimes especially during holidays. That and they are extremely disorganized

Fly and rat infestation - management completely unresponsive

The building had a rat infestation on the ground floor in the walls for MONTHS which the management hide from tenants. They only admitted to it after they put poison in the walls to kill the rats and sealed them up, which caused festering rat corpses to attract hundreds of flies, which were all over the lobby/hallways/stairs/basement and came into apartments for months.

They did not deal with the issue at all for months and ignored tenant emails/tickets/calls. While the rat issue was the worst example of this, they consistently ignored issues including flooding, broken shared washer/dryer, broken gym equipment/etc.

They refuse to fix major issues with the building and instead chose to do band-aid fixes and ignore tenant complaints. For example, the basement floods every single time it rains heavily. Instead of fixing this they put fans in the basement to dry it and wait for it to happen again.

Pros:
It’s a newer building so everything felt fresh and clean. Maintenance/work orders and general issues handled decently quickly. Occasional noise to be expected from the younger demographic living here
Cons:
On the first day keys were meant to be left inside apartment. Door was locked, nobody available to come help. Had brought all my stuff too. Management also showed little leniency with rent after my roommate jumped from the roof and died. We had to clean out their stuff and find a replacement quickly to keep the rent money flowing for them.
Advice to owner:
The building is managed well, just lacks the human touch and empathy an individual landlord might have

Don’t expect much communication or a warm depart

Kind maintenance man, easy rent pay, few issues, gym
Cons:
While we didn’t talk with management much, the moment we were no longer renewing our lease, they became condescending and rude. They gave 0 info about move out protocol, and as we moved out during our final few days of our lease, they sent in cleaners to prep the place for next tenants. Clearly, our lease stated we had until midnight to vacate/move out. Yet they sent cleaners who were told to finish cleaning by 3pm. Luckily we had someone with us who spoke spanish, helping us communicate. Of course this was not their fault, but the buildings, as they gave us no insight into their plans. As a result the cleaners began moving our belongings into the hallway essentially evacuating us before our lease was up!! Presumably they wanted to prep the apt for the next tenants but this wasn’t being done to any other apartment that was moving out that week. They targeted us and pushed us out of the apartment, sending people to do a job when they clearly should have just sent them that night or morning before the next tenants. Or (shocker) don’t be cheap and have a day gap in between leases.

Treat your workers and tenants better. COMMUNICATE. Don’t evacuate people indirectly through your workers… especially prior to their lease ending.. disrespectful to all parties involved.

Pros:
I’ve lived in this building for 3 years and never had any major issues. Maintenance issues are always fixed within a timely manner, the management is responsive, and the most important part is that the building is secure.
Cons:
Sometimes mail is dropped off at the lobby which can sometimes get stolen, and the surrounding area can be loud on the weekends.

Noisy neighbors, no fire escapes, strange plumbing issues relatively frequently (though maintenance would come within reasonable window of request, they’d always have to come back again)
Advice to owner:
Maintain better plumbing systems
