Newness is Deceiving

If you were one of the first to live here, obviously having a brand new apartment with new flooring, painted walls, in unit AC is a great feeling.
Cons:
I was one of the first tenants to occupy one of the apartments when they first started renting the building out. Within months, the game room had been trashed, trash juice stains all over the carpet in the hallways, and in spite of package room (packages were constantly getting stolen). Before they had an attendant, random people would come in and steal furniture from the lobby. The building was nice, but if you don't have tenants that care about upkeep and maintaining the property (even after a few months), it can really dampen the experience. Plus, it's on the border of Bed Stuy and Crown Heights. There's just not a lot to in that area.
Advice to owner:
Scope out your neighbors/tenants and quality of the floor.
Roach and fly problems. Crack in the ceiling. Disgusting refuse rooms. Leaking dishwasher. Door to the roof won't open even though roof access is advertised. Gross carpet (being replaced soon). Very loud neighbors. Lack of adequate doorman/security (this is starting to improve but is not as advertised still). Consistent flooding in the bike room/basement. Elevator issues. Consistent broken washers/dryers. Heat does not work regularly. Air filters are not cleaned regularly
Advice to owner:
Communicate more with the super on known building issues that are communicated to him.

Cons:
Broken garage door, people getting trapped in elevator, apartment was not cleaned at all when we moved in (pile of dead roaches in every room, scuffed floor, paint on floor, etc), no one to let anyone in package room, packages regularly stolen because it’s just a room with barely any security, getting trapped in the package room, carpets on every floor’s hallway are DISGUSTING and can’t be cleaned, our a/c would break down every few months and was never truly fixed

At least pretend to care about your tenants instead of just trying to make money

Spacious studio I live in.
Cons:
There are pest in the building, the management is constantly changing and rude. They don’t respond in a timely manor. Also, maintenance is piss poor. The basement is constantly flooding with mold
Advice to owner:
Hire people that can actually manage the building and can fix issues.

Rent price is not justifiable

It’s a fairly new building, so appliances are new, there is a gym, a lounge room, a business room and a rooftop with a great view of Manhattan.
Cons:
There seems to be a recklessness on the management’s end, where they do the bare minimum to keep things going but they’re not very interested in addressing all important issues in an effective and timely manner. I’ve had issues with pest control, dishwasher, a leak, broken doors, laundry machines are constantly out of order, hallway carpets are completely stained, elevators keep breaking, there’s been cases of non-residents roaming around and even assaulting an employee and nothing was done to prevent further incidents.
Advice to owner:
Stop doing a lame job so you can profit over people’s good faith.

Overall good for price

Even though there were cockroaches they had complimentary extermination service monthly
Cons:

Washing machines are broken very often
Not that clean outside the rooms, and room wasn't that clean when I moved in either

Continue to work on keeping people who don't follow the rules accountable

Cons:
- Random people come in and out the building - the elevator, garage door and washing machines take turns breaking down - Need new carpets in hallways - Distant rent office and responses Inconsistent water pressure
Advice to owner:
Instead of just worrying about the rent being paid on time, come and visit the building often to make sure your tenants are happy with the building. The rent is too high for the building to be run down in the aspects listed in the cons

Spacious. Heat and AC never broke down. Close to C train. Elevator. Gym is pretty good. Rooftop is nice. Most of the other tenants are nice.
Cons:
Management is rude and does nothing to solve problems. -Package theft was a problem. The “fix” was only allowing access to the package room when someone was at the desk. Very often nobody was at the desk. Packages still kept being stolen. A group literally stole the couch in the lobby one time. -The side door wasn’t closing and people were getting in and banging on doors and harassing people so management just made the door exit only. -Did not have any pest services for 8 months. Roaches in the walls no matter how clean your apartment was. -Parking garage door broke down monthly. -Elevators broke down mid use at least three times. -Management had errors in their system over our lease for the entirety of our 12 months there. Only fixed when we left. Had monthly conversations with management about “how we didn’t pay rent” for six months.
Advice to owner:
Learn how to manage a building.

Like the previous reviewer said, absolutely a management company just out for money. Super loud due to LIRR plus thumping bass from parties on the roof all the time. Cigarettes left in stairwells, common areas trashed and when you complain about repairs, they just do bandaid fixes— painting over leaks, exterminator treating only one room. Overall not a pleasant place to live.
Advice to owner:
Enforce noise curfew. Respond to tenants. Invest the money instead of the quick fixes.

Avoid if you can...

- Full gym - Package room - Game room - Work space in lobby (no wifi is there though) - laundry room
Cons:
- Its on Atlantic Avenue if you don’t know that means its noisy and loud AT ALL TIMES. Consistently. - It’s a party building. Music is consistently blasting somewhere. Most weekend nights groups of teenagers and young adults are walking in and out if the building going to a party that someone is hosting. - Right in front of the LIRR, you can’t ever have your windows open, you can’t hear yourself think - Half of the dryers in the laundry room do not work and you won’t know until you the machine ends and your clothes are still soaking wet. - You can literally hear everything your upstairs neighbor does and for the money that is paid in rent that’s ridiculous. I know when the upstairs resident wears heels because it sounds like she is walking with them in my apartment. They have parties often and I hear ALL the music and conversations. When something is dropped it sounds like a bomb - Don’t live here if you like peace and quiet. The 10pm rule in your lease is never enforced - Some residents made the rooftop into a hookah lounge and club with smoking and drinking during the height of the pandemic - People are running a personal training business using the gym

Actually care! I pay more in rent than someone does for mortgage and it’s obvious that this building is not structured for the residents but to make money for personal gain. If you have people sign a lease saying a 10pm sound curfew would be enforced and don’t enforce it, it’s a scam.

Atlantic Apartment Review

Convenience: The C train was steps away from the building. Security entrance was also nice to have. A/C is always a perk esp for NYC summers.
Cons:
The elevators were constantly getting stuck and at one point only one elevator was in use but still got stuck. The laundry units would breakdown constantly leaving me to pay more than once for clean clothes. The building has a serious problem with gnats and roaches, which they are aware of because tenants made flyers and posted them in the elevators and in the hallways. The building isn’t that old but the carpets, amenities rooms and equipment, doors, walls, etc. aren’t well taken care of. There were stains and marks on every floor. I felt like management didn’t care about the upkeep of their building.
