* well managed - building is well maintained, support staff is great and prompt with requests * centrally located - close to all major subway lines and grocery stores
Cons:
* amenities - building has very little to offer in terms of amenities (e.g., no gym), but you cannot opt out of it. You have to pay even if you’re never going to use the minimal amenities they have.
Advice to owner:
Either improve amenities to make it worthwhile paying for or let tenants opt out if they desire

I generally like living here. Relative to the other buildings in the area the best parts are the deal with chelsea piers and the balconies that many apartments have. The staff are very nice and any maintenance tickets are dealt with promptly.
Cons:
The sidewalk area in front of the building on bond street always has dog piss/shit. They should plant a bit of grass there in a planter. Also lots of trash on the sidewalk across the street due to people hawking junk in front of goodwill.

clean building and kind building service folks. easy to contact management, neighbors are very kind. central location can't be beat! updated units
Cons:
gets very hot in the units facing the sun in the mornings, but the AC is super strong and works super well so no big deal

Amazing Building, Horrible Neighbors

The building itself is fantastic: great kitchens, appliances, layouts, bathrooms. Management responds to maintenance issues within a day. Doormen are super sweet and very helpful. Verizon Fios hookup. Amenities are nice, though there is a $50 amenity fee every month.
Cons:
The neighbors in this building are awful. I constantly hear loud music at all hours - loud enough to physically shake the walls of my unit. I’ve overheard domestic disputes and animal abuse. There’s one guy on my floor who clearly has no idea how a trash room works, and stands outside the trash room door and just throws everything through the cracked door onto the floor, resulting in broken glass, garbage, and hazardous situations for everyone else who intends to actually use the provided chute. I constantly am having to ride elevators with maskless people. I have seen two neighbors dragged out in handcuffs in less than a month. I’m not sure I like how strict management is with some weirdly specific things - my neighbors are allowed to have six children that I’ve literally witnessed climb the shelving units up to the ceiling of the amenity spaces, but I’m not allowed to own more than one dog? (Though considering the behavior I’ve seen from the adults here, maybe the strict policies make some sense.) Additionally, I’m not sure what the deal is with the Goodwill across the street - but every night there is a massive trash pile strewn about the sidewalk, and there are people fighting there almost daily. Something to note: this building DOES have a recent bedbug history, but the leasing office will do everything in their power to not disclose it to you as they are required by law. I probably would have never signed the lease if I was properly informed of the bedbug history.
Advice to owner:
I honestly don’t know if you have any control over your tenants until they do something hazardous to others, but I doubt people will continue to pay such high prices to live in this building if some of these antics continue.

Good building with pros and cons

Nice lobby, good amenities, responsive management
Cons:
Unruly neighbors, doormen never stop people coming into the building, people consistently throw huge, loud parties that take over the whole lounge, walls between apartments transmit noise, people constantly using Bond street as a garbage dump for the refused items from Goodwill

- They're always quick to fix things - Good SQFT relative to other downtown brooklyn buildings - Neighborhood is super convenient - Staff is friendly - Pet friendly building - Building is clean - Never any issues with A/C or water
Cons:
- Every once in a while there are kids running up and down the hallway - It's not uncommon to find cops in the building for a tenant - There are always sketchy people hanging around the building - There is always garbage on the sidewalk outside of the goodwill across the street - People use the lounge to host extremely loud parties and bring a ton of people - The doormen don't stop people so the building doesn't feel secure

- When we lived there, there was construction across the street but that’s it finished just as we moved out .. unfortunately it was 2 years.. - exact street isn’t that nice but all areas around are nice; love state street - low amenities - didn’t have laundry in my unit

Half Luxury Building Half Homeless Shelter

Convenient location with great amenities and building staff. The elevators are efficient.
Cons:
They have an abundance of not-for-profit homeless shelter units and if you are below the 15th floor you’re going to have them as neighbors. Along with that comes a lot of bad actors and unsanitary behavior/fighting and domestic violence. Enjoy paying market rate for your “luxury” unit for that experience.
You should know the Livingston side will experience construction happening across the street from 7 am -4 pm Mon-Sat for years to come. This actually doesn't bother me but it may bother you.
Advice to owner:
You can’t call this a luxury building - I hope the tax breaks are worth it.

Unit layouts and finishes are great, particularly the hard oak floors and kitchen. Great management, very useful online site for reporting any issues, staff are immediately responsive to any needs.
Cons:
Studio and 1bedroom units do not come with in unit washer dryer, though there is a large laundry room in a very fancy cellar floor

Be better

Noisy neighbors, but god forbid you complain. Says its dog friendly but my dog barked once for 5 min and got a warning about noise. How about deal w/ human noises at all times. Also price hiked every year, and charging me for a patio i cant even bring my dog to. INot worth it.
Advice to owner:
If you have good tenants that pay on time and give you no trouble, be more flexible when it comes time to renew leases. Also, My dog is cleaner than a lot of the humans that go to the outdoor patio. If your gonna charge over $1k for patio usage, allow every member of the household to enjoy it, THAT MEANS THE DOG TOO.

I had a great experience living here - the front desk and mailroom staff were all amazing, and the maintenance staff was super responsive. My unit was great with solid finishings, and I love the location of the building. I thought they did right by residents during COVID to immediately set up safety guidelines.
Cons:
The main issue is the construction noise from nearby developments. I lived on the Livingston Street side and would be awoken early at 7a with jackhammering that was decibels louder than the permissible limits. Especially when working from home during COVID, colleagues I was on calls with would be able to hear the construction noise. I was aware of the development and signed a rider when I moved in (in exchange for a small rent reduction), but I had no idea it would be that bad.
This ended up being largely irrelevant because of COVID, but initially I didn’t like the separate fee for amenities, and that the gym (the attached Chelsea Piers) was a separate cost. Completely understand that it’s a separate business but would have loved a more modest gym option that was included.

-Chelsea Piers downstairs and you get 50% off discount -Staff is VERY friendly and willing to help always! -building amenities are very nice and clean -apartment has tons of space and light -quick response from handyman when needed -nice finishes in the apartment -manager handled a legal problem with a neighbor in a very professional manner

-have never had a change of the air conditioning filters -windows on the outside have never been cleaned in over a year -a bit of noise from upstairs neighbor but nothing that I couldn’t handle -sometimes hallway smells like weed -this is big: there is a DUMP outside in front of the building. Probable something having to do with the Goodwill being in the front. But it becomes a messy sight, not to mention some sketchy people around.
Advice to owner:
More pressure for the dump outside to get under control. Too many people loitering. Also, some regular maintenance of the outside of the building and ac filter change at least once a year but preferably twice a year.

Nice apartment layouts but management will not stop smoking neighbors

Solid apartment layout and views. Amazing location for convenience of train access and shopping. Nice staff/doormen. Great amenities for the price (Chelsea piers, roof deck)

I have lived here for 4 years and at first it was great. However, it seems that upkeep has gone downhill and management tries to pretend that everything is fine. There have been many issues in the building related to elevators not working, people stealing apartment numbers from doors , smells, debris in the hallway, and other nonsense. The worst part is that management will not do anything to stop smokers from smoking in the stairwells and balconies even though the lease dictates that this is a smoke free building (including private balconies). Our neighbor smokes every 30 min from early morning to beyond midnight and the smoke comes directly into our apartment yet management will not put a stop to it. I suffer from asthma and allergies so this has left us unable to open our windows or enjoy our balcony at all due to the frequency at which he smokes. People smoke in the stairwell too which seeps into our bathroom. A new neighbor moved in a few months ago on our other side and they started smoking as well so rest assured any time we open the window smoke fills our apartment.
Advice to owner:
You need to enforce the no smoking policy. I have contacted management and they won’t even send out a notice to the residents of the building reminding them of the terms of their lease.

Cons:
Had issues with cigarette and marijuana smoke and odor from neighboring units. While it’s a smoke free building there was no enforcement of this and the issues in my area of the building were continuous throughout the lease. Avoid if you’re sensitive to this.
