Not the best not the worst

Pros:
Fairly clean building
Good gym
Generally responsive owners
Cons:
Heat is electric mini split, so very expensive electric bills ($300-$400) in the winter
Small hot water heater for 2 bed unit—not enough for two showers without waiting

Pros:
Spacious, modern design of the building and the units, floor to ceiling windows, decent natural light, temperature-controlled wall units, Bluetooth speakers connected to each room, the super is kind and responsive, trash/recycling room on each floor, great Manhattan skyline views from the roof and north facing units, some apartments have balconies, locker concierge where (some) packages will go, virtual doorman, small gym and laundry in the basement, and close to the train / multiple grocery stores within a few minutes.
Cons:
Inconsistent water pressure that swings from low to high in the span of 15 seconds, management shuts the water off completely with little to no notice, while the A/C units are a plus, maintaining them is a nuisance since you have to vacuum the filters regularly plus have it deep cleaned professionally yearly, there are only 3 washer and 3 dryers for the entire building (plus one of them is almost always broken), Bluetooth speakers can be a nuisance if your neighbor plays music at loud volumes throughout the day, recurring mold issues, the elevator goes out on a monthly basis.
Advice to owner:
There was a fire on the roof in Sept. 2022 and residents were never notified about this. The owner needs to be better about communicating with their tenants, especially when there is a SERIOUS concern (I don't know, maybe when there's a life-threatening issue like a fire?). The residents learned about this through either the Citizen app and/or speaking to other folks in the building... or maybe not at all. It was shocking that there was no information about the fire itself nor any follow-up details -- even now, months later. All they did to address the issue was begin construction without warning.

Shiny paint on a jalopy

Pros:
-great view of Manhattan from roof and north side of building
-decent natural light
-super is nice and does great job
-mini gym in the basement
-diverse tenants
-relatively quiet inside building
-close to subway station and multiple grocery stores
Cons:
-awful/inconsistent water pressure
-not enough washers/dryers
-management is horrible at communicating with tenants
-smelly a/c units
-cheap trickle vents let in a lot of cold air
-roaches and hornets on outdoor space
-weird glass panel in tub makes it hard to clean
-did I mention the water pressure is bad?
-street noise is very loud (especially during summer), even on higher floors
-people smoke on roof and toss cigarette butts
-neighbor cooking smells always seep into your apartment
Advice to owner:
PLEASE fix the water pressure. Also reconfigure the laundry room. It needs at least four washers and dryers - there are 41 units in the building. Three washers and three dryers is not enough.

BBQ station in rooftop was burned down and never re-built (The BBQ grill never worked anyways for the 2-3 years it was up there, it was just for show)
Some lighting in the apartments were never connected properly and never worked

Roof space (though communal furniture on roof is beyond repair and cannot be utilized), balconies, initial contemporary design
Cons:
Amenities that never worked (gas grill on roof, TVs throughout building, etc.), disappearing amenities (furnished lobby, common work area, indoor bike room, package room), constant construction noise, slow or no response time for repair requests, incomplete repairs, little to no communication from landlord, recent fire on roof with no communication to tenants. Elevator breaks down frequently and management is always slow to repair it.
Advice to owner:
Communicate with your tenants: alert them to upcoming construction noise, changes to amenities, loss of common space
Compensate tenants for loss of amenities or amenities that have never worked
Be honest and transparent
Take pride in your property and maintain it

Nice Apartment, Loud noise

Pros:
Maintenance man is very nice and answer questions easily. New rooms and clean lobby, gym, and laundry.
Cons:
Construction noise every day in the morning throughout later afternoon. You can hear the loud noise everywhere, through the gym, lobby, and roof. No doorman leads to security concerns and lost packages. Also no trash shoot.
Advice to owner:
Make wifi in Lobby faster and fix the Trash shoot. Lower rent for COVID payments. Reduce construction time.

Cool building awful management

Pros:
I liked this building because of the convenience of the c train and the modern insides.
Cons:
They’ve been doing construction and constant drilling for months. Initially they said it would take “a couple days”. We used to have an outdoor space out back that they closed off. They also removed the package room and are making the common area smaller for the day care that’s opening. Also the grill on the roof is completely for show. Not operating.

They also only have 3 washers and 3 dryers for the entire building which only work if all three washers aren’t running at the same time or all three will just eat your money and never run because the buildings water pressure is trash.

Also every estimate for when the water will be shut off for construction has been off by hours. “9-12” becomes “9-4” and you’re just left without water and no explanation.

I asked for lower rent during COVID and was offered nothing.

The owner/leasing manager threatened my security deposit over a completely unrelated dispute. Honestly considering calling 311
