Pros:
Spacious, modern design of the building and the units, floor to ceiling windows, decent natural light, temperature-controlled wall units, Bluetooth speakers connected to each room, the super is kind and responsive, trash/recycling room on each floor, great Manhattan skyline views from the roof and north facing units, some apartments have balconies, locker concierge where (some) packages will go, virtual doorman, small gym and laundry in the basement, and close to the train / multiple grocery stores within a few minutes.
Cons:
Inconsistent water pressure that swings from low to high in the span of 15 seconds, management shuts the water off completely with little to no notice, while the A/C units are a plus, maintaining them is a nuisance since you have to vacuum the filters regularly plus have it deep cleaned professionally yearly, there are only 3 washer and 3 dryers for the entire building (plus one of them is almost always broken), Bluetooth speakers can be a nuisance if your neighbor plays music at loud volumes throughout the day, recurring mold issues, the elevator goes out on a monthly basis.
Advice to owner:
There was a fire on the roof in Sept. 2022 and residents were never notified about this. The owner needs to be better about communicating with their tenants, especially when there is a SERIOUS concern (I don't know, maybe when there's a life-threatening issue like a fire?). The residents learned about this through either the Citizen app and/or speaking to other folks in the building... or maybe not at all. It was shocking that there was no information about the fire itself nor any follow-up details -- even now, months later. All they did to address the issue was begin construction without warning.
