Beware of Properties owned by 1256 PLAZA LLC or ABECO MANAGEMENT

Pros:
The neighborhood is nice and the building would be better if they had better upkeep, super and cleanliness.
Cons:
The trade off is you will be dealing with a terrible management, mice and flies. The super doesn’t do a good job if you need something done. Waited for months to get a light fixed and over a year for other repairs that haven’t been completed by him or sent through the management; while he enjoys discounted rent and has loud guests. Kathy in the "office" is extremely rude and unprofessional. She doesn't answer you if its not about money and she thought you needed to sign a check in order for rent to be sent to the office and then charged a late fee for her incompetence.
PESTS: The entire building gets mice - your apartment floor doesn’t matter. For a building built in the 2010s there shouldn’t be mice in apartments and throughout the building. You will also deal with fly infestations during the warmer months.
There will be a random letter one day saying an exterminator is coming and they never show up. The elevator usually stinks and the super doesn’t upkeep. People don’t stay in this building for more than 2 years and you have to wonder why someone would leave a "rent stabilized." Keep in mind they will increase the rent as much as possible regardless of these issues. The gym also has broken equipment.
Advice to owner:
Renters are in an agreement with management; you're not doing anyone a favor. The least you can do is exterminate the building and have a super who does their job.

Pipes burst cause leaks when it gets very cold Living with mice, they’re in the walls and on the ceiling constantly walking around.

Super spacious everything - I've lived throughout brooklyn over the years taking advantage of the free time being offered for 1 year leases for 5 years now. (Granted moving is frustrating), I stumbled upon the Elena, where no free time is offered but the prices super low bc its rent stabilized. The one beds are massive, built to fit dining room & living room, my bedroom has a queen but I can fit a king & more, instead I chose to add my Peloton bike all for $2,100 with heat & hot water included. (not compared to the closet I lived in prior that cost me $2,300 net after they gave me 2 months free which the next year would cost me about $2,700) The broker is friendly, gets everything done quick, very responsive. Management always answers my questions & the super is great. Gym is okay, rooftop has amazing views. No vermin in my experience but I live on the 3rd floor. Think that covers everything
Cons:
Gym could use a revival but it has everything Seemingly aggressive rent email which sometimes comes by mistake when their system isn't updated? which leads me to advice for property owner....

It’s hard to get a hold of people once things break. Also very expensive! On move in day, they don’t clean up the apartment very well.

Access to a balcony, great area, good super. Washer/dryer hookup only (you are responsible for purchasing your own unit but you might get lucky and have a previous tenant like myself leave ours behind because we could not sell it in time)
Cons:
Literally everything else. The building is infested with mice. Owner and their office assistant who sends out monthly statements are both extremely rude and aggressive. You have to be on top of them to do everything or else it will not get done unless its about rent then they magically learn how to respond. No heat in the winter. Brooklyn is huge, there are so many “luxury” buildings being built you should avoid this place at all costs. Just look up their reviews on Yelp or Google, they’re low for a reason.
Advice to owner:
Learn to be more professional when you are dealing with current and previous tenants. Just do better.

I am so flabbergasted anyone would pay for “luxury” prices for this “luxury” rental PLEASE AVOID AT ALL COSTS THERE WERE SO MANY MICE INFESTATIONS I STILL SEE THEM RUNNING AROUNF THE HOUSE. Management is terrible and non existent they just send monthly invoices for you to pay up your rent. Absolutely disgusting. There was a fruit fly infestation at some point too
If I could go back I’d never choose this disgusting apartment regret paying so much for something they dare call luxury
Landlords are slimy too and they wonder why there’s such a high turnover smh
Also really bad insulation house takes so long to get hot in the winter
TLDR - AVOID AT ALL COSTS UNCONTROLLABLE MICE PROBLEM THEY ONLY SENT PEST CONTROL ONCE OR TWICE BUT THEY RUN RAMPANT - UNHYGIENIC

Half done roof, small gym, super did his best awesome guy, property owner Joseph is decent

For the rent being charged in this building...So many cons. Rats rampaged the apartment every night. What’s the point of having a pantry closet? The rats will keep you up at night so good luck getting enough sleep for your body to run normal. $250 for a garage? What’s the point, the neighbors opened the garage from the inside and did as they wished. Billing? Please run away, they lose checks/don’t update their ledger and then try to blame it on you and charge fees. Fix your bookkeeping or hire a company that does their job right. CAN’T FORGET THE ENORMOUS ENERGY BILL EVERY MONTH. Something is really wrong, we were getting charged $350 a month here. NOT NORMAL. During COVID they did not want to honor the request to use security deposit as rent.
Advice to owner:
Get a new management company/stick to developing buildings. A monthly pest plan would be nice. Online payment system instead of losing checks.
