Terrible Management, scam

Pros:
Good location, good space, rooms are nice, facilities are modern and clean
Cons:
The building is new but somehow falling apart - none of the floors are level, floorboards coming off, the tiles on the bathroom walls were coming off, there's constant leakage from the ceiling. Management is entirely unresponsive, they will ignore you unless you pester the janitor enough for a cell phone number that is different from the ones provided to tenants, that is the only way to get any help. And when you do talk to them, they are rude and dismissive.

I moved out 2 years ago. Had a nice super. In a super nice area.
Cons:
Had no clue who landlord was. Mailed a check to queens. Things were shoddily made. Things broke often.

Close to the Prospect Park.
Cons:
We had a leaking ceiling for two years. It was taking months of complaints to get at least something done and the source of the leak was never fixed. We couldn't invite any guests because we have a huge hole in our living room.

Lobby was well decorated.
Cons:
The management team flat out lied about amenities. Never saw them work on the rooftop deck even though they said it would be done before moving in. Gym was its own entity and had to pay for a membership. Heater did not work well and would have to use oven to heat apartment during the winter. They never fixed the problem and they only supplied us with one space heater for the living room. Water temperature would also take forever to get hot. They refused to give me my security deposit back after they broke into my apartment before my move out date and took pictures of it before it was cleaned. They also proceeded to throw out several of my furniture pieces during this time because they thought “I had already moved out”. They refused to pay for the furniture they got rid of (several thousand dollars worth). This is not only a terrible apartment but the management are frauds.

Cockroaches everywhere, porter was overworked and always frustrated. No obvious building contact. Packages would be stolen. Rude owners and super
Advice to owner:
Try and communicate more effectively and take care of problems as they arise.

Good location, close to a decent number of restaurants and grocery stores. Not a lot of street noise. The virtual doorman was a plus.
Cons:
Poor response rate from super and management. The porter handles everything and would often send angry responses in his own language via text. The apartment was FULL of roaches with no obvious cause or remedy. The walls were paper thin and I could hear my neighbors all through the night. I’ve had packages stolen from the lobby. The laundry machines would often not wash or dry my clothes properly. The central heat didn’t work for the first 2 months of winter and they distributed electric heaters. The oven and microwave weren’t cleaned properly before we moved in.
Advice to owner:
Hire more help for the porter or make your super accountable. If you have phone numbers to reach out for help, make sure they actually work.

Not good not bad

Janitor is responsive and does a good job, had a repair issue and once it got through management was handled promptly, good stove, fridge, and ac units
Cons:
Manager isn’t as responsive, dishwasher is terrible, internet choice is optimum, street noise is loud and trucks can shake the building, apartment seems like it was built quickly since measurements aren’t done well (e.g. can’t open the stove all the way since the dishwasher blocks it), laundry units don’t work well because they were installed wrong
Advice to owner:
Fix the laundry room dryers (one blows into the other), other stuff seems difficult to fix since you just remodeled, the janitor is great

AVOID! Horrendous Management, Poorly Constructed

Pros:
I like the location. It’s close to the park and close enough to the train. The roof deck is nice in the summer. Sunit - the janitor -is kind and quick to respond.
Cons:
Where to begin? It started with a cockroach infestation that was horribly mismanaged and is still not under control, five months later. If you’re ever able to get in touch with management, they lie, gaslight, and harass any tenant who makes valid complaints and requests. The finishings appear nice at first, but everything is so poorly constructed that it ends up looking cheap very quickly. The super is rude, regularly skips appointments, and his “repairs” are rarely effective. Often time, the cheap repairs end up causing additional, more significant damage. Our heat hasn’t worked for weeks (it’s January) and management has ignored our requests for repairs. Our floor is so warped due to multiple dishwasher leaks (management was immediately notified each time and they neglected to make repairs for over a month) that our front door can barely open. On top of it all, neighbors often have their dogs (and cats) off leash in public areas. One of our neighbor’s dogs has peed on our door multiple times, leaving me to clean it up.
The apartments might photograph nicely but do not be fooled. This place is overpriced and uninhabitable. Management are essentially slumlords. Avoid these apartments at all costs!
Advice to owner:
Fire the super. Give the janitor a raise. Replace management. Handle repairs and pest problems properly from the beginning instead of looking for the cheapest option.
