Pros:
Prime location that’s easily accessible to grocery stores, retail and many subway lines. Less than 10 mins by train to Manhattan. Easy rooftop access in addition to a public terrace on a lower floor to do work and whatnot.
The apts are spacious and open with a decent amount of natural light. Quality appliances, dual PTAC units and luxury finishes - granite countertops, nice kitchen, chrome fixtures, decent shower.
The gym in the basement is small but always clean, rarely crowded. Big fan of the laundry room, tons of machines and rarely any issues. There’s a mailroom for deliveries, never encountered any issues or stolen packages but ymmv.
Bek (super) and staff are good people, friendly and always willing to help.
Cons:
Considering the price you pay is about the same range as other surrounding luxury apts, you’re not getting what you pay for. Sure, the building is “luxury”, but the upkeep and standards are subpar.
The elevator constantly breaks down, so you’ll have to trek 20+ flights of stairs multiple times a day with little to no updates on when it’ll be up and running again. I feel for the older residents and those who carry kids or groceries cause those stairs are brutal… c’mon, it’s a 21-story building, get it together.
The lobby and general areas are pretty clean, resident hallways are filthy and never vacuumed, dust and dirt piles up quick.
My biggest gripe is maintenance issues. Pretty much impossible to get a repair done in your apt. Zero response from management, better off praying the issue will magically resolve itself.
Advice to owner:
Fix the elevators and up your standards. You’re charging luxury prices for these apts, cleaning the apts hallways, responding to apt maintenance requests and keeping residents in the loop of issues is a bare minimum. There are apts within walking distance charging the same rate with far better amenities and standards, catch up.
