High Con Ed bills

Pros:
Good amenities like laundry and gym. Management is responsive but doesn't always answer the question.
Cons:
Terrible soundproofing and window seals. The Con Ed bills are extremely high. The layouts are also kind of weird and the building doesn't have any actual closets. Overall the units are poorly built.

Good building, suspiciously high electric hill

Pros:
Clean laundry room and gym, everything functions well (heat, water, etc).
Cons:
Were charged $600 electric bill when we weren’t even in our unit and away traveling with all electricity consumers turned off. This is ridiculous.

Really nice building

Pros:
Pretty clean and modern, with rooftop access and a gym and laundry. the rooms had nice floor to ceiling windows and appliances were modern and clean
Cons:
Seems like the pipes were weak, as things would frequently get clogged. there was also some issues with package theft, and many times the front door would be left open.

Management Negligent and Predatory

- Balcony is alright
Cons:
- despite what the listing might say, there is not a doorman. They claim they have a “digital doorman,” but clearly this person (if they exist) isn’t doing their job. package theft is rampant. They’re also generally bad with mail, we tested and only received 6/10 pieces of mail sent.

- this isn’t managements fault per se (except for them displacing people), the neighborhood is not safe or pleasant. Sometimes people would be sleeping inside the building or going to the bathroom in the lobby. We also regularly saw people injecting drugs on the block.

- management extremely negligent. The building is liability incarnated. Management is clearly not versed in their legal obligations. For example, the elevator broke and management took over ten days to arrange repair (there is only one elevator for 45 units too, so no backup). The elevator continued to break and management did not notify us when it did, meaning multiple people got stuck in the elevator for multiple hours. When a concerned resident emailed management about this, it took them SIX MONTHS to respond (I kid you not).

- management routinely enters units without warning and in non-emergencies. They let the real estate agent in 5+ times without our permission (and on two occasions when we had told them not to enter) and allowed the new tenants to move in three days before our lease ended without notifying us or seeking permission.

- as other people have said, management also predatory with security deposits. They tried to charge us $500 for two places on the wall where paint had been ripped off and then painted over the damage without telling us about the damage or about the paint job. They were clearly trying to pass the cost of a cosmetic repair (that owners are responsible to pay for) onto the tenants. When we told them they had to provide itemized receipts and that they hadn’t advised us of our rights (eg management must give tenants an itemized receipt of any damage and give them the opportunity to repair damages before deducting money from a deposit.

- management fails constantly to notify of other repairs that might impact your life/health. Eg they won’t tell you when they’re repainting other units near you, the fumes can be terrible.

- several times the doors to outside wouldn’t open from the inside. You literally would be unable to escape if there was an emergency, this place is a fire hazard and it’s only a matter of time before their negligence and inaction hurts somebody seriously.

- If I typed out all the issues with this building/management my thumbs would fall off. Don’t move here.

I like it, but don’t love it

Nice views, modern apartment, near the JMZ line and not far from the L or G
Cons:
Area is okay, elevator breaks down every few weeks and management won’t compensate for that, it takes several months and many messages for management to fix something like the door for the package room (where our packages were getting stolen).

Pros:
natural light. Small gym. roof deck. close to train. working appliances, dish washer.
Cons:
Pretty bad area. Lots of issues with the elevator, which caused huge problems. Some package theft. Not much space in the actual apartment.

Please fix your elevator. down for 10 days is unacceptable.

Avoid due to management

Pros:
Views of the Manhattan skyline are the only positive really, and relative proximity to J, M train line. Although J skips our stop in the morning so it really only serves as the M line if commuting to Manhattan for work in the morning.
Cons:
Reflecting what others have said - negligent management, "nice" building that is actually cheaply built (thin walls, unsealed windows leading to high AC costs, leaks, key fob system that breaks all the time, elevator that breaks all the time). State of the building is always dirty, sticky floors.

For example, elevator broke for a week and management ignored tenant pleas, including a request of a measly 25% reduction in rent, and ignored elderly or otherwise immobile people. I'll remind you this is a 12 story building with only 1 elevator.

Also big issue with package theft.

People have had issues getting security deposits back...
Advice to owner:
Take care of your tenants. Don't be greedy and hire an in-person doorperson, more regular cleaning, and service maintenance requests promptly.

Very Pleasant Experience

Pros:
Incredibly close to the M and the J, very clean building, close to a ton of stores and restaurants. Modern appliances and very beautiful apartment setup.
Cons:
Windows are huge which can be a pro but the constant light makes the apartment incredibly hot so it’s expensive to cool it down in terms of utilities. Vents were dusty and hard to clean. The AC smelled really bad sometimes.

Check the HVAC.

Worst landlords I’ve had in NYC

Pros:
The view of the NYC skyline was the only nice thing about this place. Great light for my plants
Cons:
Landlords never returned our security deposit
They had loud construction at random times of the day
They never had porters clean the lobby or hallways which got super sticky and gross sometimes
Our neighbors always threw parties and Managment didn’t do anything even after
Multiple complaints
Packages got stolen
And our electricity bill was literally hundreds of dollars more than it should be considering how little AC and heat we used - I think one month it was like 800 dollars for just 2 people
Advice to owner:
Be a better, decent human being and actually respond to your tenants instead of ignoring us

The place is so clean! The rooftop is nice and management solves ticket typically with the same day.
Cons:
They are strict about the pets in this building even though it’s suppose to be a ‘pet friendly’ place.
Advice to owner:
Regulate parties on the roof more.

Sketchy neighborhood, packages stolen, no live in super, thin walls, told us they were building closets in room when the building first opened instead put ugly ikea wardrobe things in

The building is “nice” elevator, washer/dryer, central air
Cons:
Management is rude. We reached out several times for assistance and were ignored. Constantly lied to by management in regards to repairs. Large parties during covid continued to happen and management did nothing about it. Tenants would remove my laundry from the washer IMMEDIATELY after completing. Not giving me even 5 mins to walk down and switch my load. Hallway is always sticky
