Solid building, no major complaints

Pros:
Great balcony, easy to deal with management, very good sound insulation (I never heard my neighbors), basement gym was solid and not too crowded. It was a very functional and easy to live in building.
Cons:
Had a bit of a roach problem when I first moved in, specifically the baby roaches coming in from the sink. Took a month to get that resolved then no issues whatsoever.
Property owner just showed up without 24 hour notice when I was moving out but still had some days left on lease.
Advice to owner:
Communicate before just showing up.

Pros:
The apartment itself is ok and in ok condition for the price. The bathrooms here are great. Right by the train.
Cons:
It is "luxury" but the management company treats it as a slum. You'll be paying a premium for crappy service. Laundry in the building is a joke. The people who are supposed to take care of the machines don't and because of that the dryers do not dry and the washing machines are disgusting. I have resigned to walking to the laundromat (there are two nearby at least). A lot of tenants are not super friendly and the gym would be great is people cleaned up after themselves. The management company is awful but what else is new, its new york.
Advice to owner:
Take better of care of the building and you might not have trouble finding good tenants.

Clean new building, small units, bike room needs proper anchor stations

New, no bugs, runs efficiently, beautiful units, gym and roof
Cons:
Gym bathroom completely molded, basement flooded during ida, may be deeper mold issue we can’t see
Advice to owner:
Fix issues in basement but overall good building

Rooftop, but tenants leave their garbage all over. Bike room. Gym. Laundry, no one empty’s the lint.
Cons:
Went downstairs and entire bike room was cleaned out, my bike gone. I called Jacob and he said he knew, we had a break in and theirs absolutely nothing anyone can do about it.
R.L. Gold is the building owner but never is in the office to take your call and does not return calls. Closed every Jewish holiday so God forbid you have an emergency.
Advice to owner:
Fire Jacob.

Pros:
- Gym - Rooftop - Laundry in building - Near Transit - Luxe Looking Building - New Building - Parking in the back - Street Parking - Beautiful Views - Nice big showers and deep baths - Lovely kitchen styles. - Larger spaces and good amounts of storage - Cameras - Elevator
Cons:
- There is a small gym - not cleaned by the building. Sometimes there are sanitation wipes for you to clean. - Garbage is handled so you don’t have to. - A nice rooftop. It used to be furnished and upkept but they don’t keep up with it so it’s just some chairs but for a luxury building it should be upkept always. There was once a lot of nice furniture and it was managed nicely but not anymore. Also random people who don’t live here but are connect through management will randomly use the roof. Once someone proposed to someone up there? - laundry in building but it’s only 2 washers and 2 dryers. They do not service these machines regularly so you usually have to pay double to run your items twice to get them clean and dry. Also they aren’t very responsive when repairs need to be made. For the amount of apts in the building when only one machine is working - that’s very challenging. - The apt looks very beautiful, modern, and chic but it’s made with cheap materials so a lot of stuff. Example would be the windows. Air enters the apts very easily. So the winters are cold and the summers are hot and using heat and air is wasteful bc the air just comes in and out. They also use electronic ac/heat units and it’s very expensive. At least $75 a month per room/unit. - The management company has little to no transparency so they do not reach out or communicate with tenants on issues unless it affects them. IE they need your money. - We didn’t have consistent functioning water for close to a week and they were very unresponsive and didn’t communicate to anyone about the issues. - During Covid they left the gym open and didn’t clean the building frequently. - The office will harass you with phone calls and emails if they need someone from you but if you need something from them it takes them literally days to get back to you. - The numbers on the building are printed on computer paper - for a “luxury” building. - On the day I moved in no one did a walk through. No one cleaned. No one left me keys. I had to organize and complete all this. But I was expected to clean and ensured the space was prepared for the next tenant. - I once got locked out and the super charged me $50 - this wasn’t in the lease. - The management office is very unaware of who is who and what is what. If my roommates owed rent they would call/email me. - They would randomly email a week before rent was due telling us to pay rent. - This is typical of a landlord but as new tenants moved in esp during Covid - they would see how much money they could get out of each tenant. For example they would renew leases of tenants who had been there for years and increase their rent but then other tenants would talk them down. They were charging $1790 for a 1 bed and resigning other studios for $1850 - just trying to see what they can get away with. - They have an office on the ground floor so people from management would be around often and not wear masks in the building. The landlord once came in and knocked on everyone’s door to ask if their car was parked in a spot and he had no mask on. This is rude and disrespectful to the tenants. - The landlord shows up unannounced - during your move out day to do a walk through - he said all was good then 16 days after I moved out said they would be charging me. Luckily because they took their time and weren’t transparent with this info I was able to get my full security deposit.
However, this management company banks on tenants who are not aware of their rights and do not advocate for themselves. They do not always do the right thing and they need to be held accountable to do the right thing and that’s a shame.
They charged us $3700 for rent in a 3 bed - but then dropped the price to $2800 when we moved out due to Covid and not getting any interest. It would have been nice if they offered the tenants a drop during this pandemic. I asked if they would work with tenants during March 2020-June 2020 due to Covid and people not working and they just said we could pay later. But as months went on, they insisted on getting their rent on time. Despite the transparency and the circumstances.
My point here is that this management company only cares about their money and they do the bare minimum.
Advice to owner:
Learn how to be human beings and support your tenants. At the end of the day no one is going to want to rent from you when you do the bare minimum yet you expect more from the tenants. Learn from the feedback. Do better.
