Building in terrible condition for less than 5 years old

Pros:
The neighborhood is great.
Cons:
Roaches that never got solved, hole in ceiling from leak that lasted months with zero response, threatened to send us to collections after demands to fix hole in ceiling, smelled like cigarettes the entire time, no carbon monoxide detectors, doors not flush with ground, super never responded, leak in basement directly on only functioning dryer, roof never in proper order, landlord was the worst I have ever had
Advice to owner:
Go be a thief somewhere else

Pros:
the location is superb, neighborhood is amazing, closer to prospect park and a ton of local restaurants and bars. very dog and walk friendly area.

the building is new and on the smaller side so you dont have a ton of neighbors, the noise level is also minimum.
Cons:
The management company is awful. They are slow to respond and only find solutions if you threaten not to pay rent. Safety is also not a concern as I've gone almost a year without any fire or carbon monoxide alarms.

The people that live in the building are awful, there is a hoarder that constantly has odors coming from her apartment, she also trashes the building. There are other neighbors that are constantly having very loud, and dangerous domestic disputes.

The units with a backyard are a scam, the backyards arent really usable because of the bugs and mosquitos during the summer, and the trees ruin any type of furniture you put out there. We've also had a mold problem in which we were told to get a dehumidifier for. The electricity bill is also outrageous (2 bedroom is about ~200 a month). The rooms are tiny and kitchen and appliances are tiny. The washers and dryers are always out of order and quite expensive (2.75 for a small wash load)
Advice to owner:
Provide better customer service, keep the amenities of the building up to speed, resolve mold issue.
