Quiet, clean and rent stabilized in prime Williamsburg location

Pros:
Newish building. Quiet and mostly respectful tenants. Most tenants are mid 30-40s professionals. Active porter who keeps building clean. Rent stabilized until 2033.
Cons:
In the beginning, management was responsive and helpful. They are less likely to response within 24 hours. The elevator tends to go out of service at least once a month for about a 12 hour period. Sometimes longer, sometimes shorter. Management isn't very communicative about this issue. The lobby smoke detector is constantly going off. Building lobby does not have AC or heat. Non-live-in super who is here maybe once a month.
Advice to owner:
Communicate issues with building more frequently.
