Overpriced and Management Not Worth It

If it's a bigger apartment it's great otherwise I wouldn't recommend this to anyone.
Cons:
- Management barely responds and there is not one policy they enforce. The main guys are incredibly rude and dismissive. - Very overpriced for the area and what you get. It's not a luxury building, it's already falling an apart, not well taken care of, and the "amenities" aren't maintained so they really aren't amenities. There's nothing to use, it's all broken or missing. There’s no furniture on the roof anymore. - Windows are pretty thin for a "luxury building" Doesn't keep much noise out on busy streets. - Limited door person hours means people are coming in and out who do not live there. - There's no instructions when you move in. - Leaks all over the building. Either duct tapes or just painted for temp fix. - Elevators break all the time. - Gym smells and has no circulation. I didn't think this was legal after the pandemic. - Treat your tennants better and with respect. Do not ignore tickets or e-mails. Handle the concerns brought to you. - The super has got to go. He's a nice guy but everything is duct taped or they have to send someone else who never comes.
Advice to owner:
If you can't maintain a new building, treat people with humanity, send respectful e-mails, provide an emergency number, you are setting up a space that will face lawsuit after lawsuit. I believe they already are.

- smart building is a def plus ! - amenities - units are great! - maintenance always super helpful - door man/girl always super nice and helpful - package room convenient with smart lockers !
Cons:
- lower floors have a lot of noise and have had complaints and police come over - there was a homeless man found by one of the neighbors living in the basement level by the parking lot, that’s creepy since there is supposed to be cameras

Building is decent, management is pretty bad

-Apartment is cute -Location is great (10 minute walk to train, new grocery store under 5 minutes away, bars/restaurants close by) -The building staff are all very nice, gym/laundry/lounge/etc onsite -Home automation is pretty nice -Package system to prevent theft is pretty good -Great light in the apartment
Cons:
-Management is really slow at responding to maintenance requests and requires several follow-ups to get anything other than a basic thing fixed (I had an issue with my heat over the winter and it legit took over 2 months to get fixed) -It's a newer construction building which unfortunately means the construction quality isn't always the best (i.e. I had a really bad draft in one of the windows that took a while to get fixed) -Some of the people living here are really disrespectful of common areas (but that's probably the case at most buildings in NYC) -Nice amenities in theory but maintenance of those amenities is lacking

Hire more maintenance staff and be more responsive to maintenance requests

Decent building, terrible neighbors

Garbage gets picked up often, buildings pretty clean and amenities are really nice.
Cons:
The only thing I would say is that some of the people in the building, mostly affordable housing tenants, disrespect the building and don’t care about the place.
Also the apartment I was in faced flushing Ave, which made it very noises at all hours of the day.

Don’t live here

Nice modern building. Great heat and aircon. Large basement. Washer and dryer room usually good.
Cons:
Where to start…Awful tenants. People abandon their dogs and let them scream all day, have parties. Management is awful and not responsive. A chunk of housing is government so if you’re renting and paying full price, know there are people who are have gov subsidies. This brings in some bad apples who do not respect the location, leave trash all over the place. Roaches galore. We have had exterminator comes in 8 times to lay traps. Tenants are filthy and refuse to keep the place clean so roaches come back. From what I’ve heard it’s very floor dependent, don’t stay on 3rd floor.
Advice to owner:
Maybe give a shit about your tenants who are paying full price

Ceiling Leaks and More Problems

Private outdoor balcony, reception team has always been nice
Cons:
The ceiling leaks constantly and the building was very slow to respond, finally “fixed” it three different times, but it continued to leak after their half-assed attempts. All they did was paint over the leaking spots. The ceiling was also cracked from the water damage and they never fixed it. The ceiling is leaking in the main hallway and also outside the laundry room. They shut down the dog pee area because the floor below was also leaking in a different part of the building. Meanwhile, they continue to show the apartment for rent and asked us not to say anything about the ceiling leaks. Would NOT advise moving into this building.
Advice to owner:
Fix your building and stop renting it out in its deplorable condition.

DON'T WASTE YOUR MONEY

The location is decent. The super and doorpeople are nice and helpful. Package room is good.
Cons:
Management/landlords are AWFUL. Absolutely criminal. Not only do they respond to emails like cavemen with one word answers, they tried to raise my rent by over 40%. 40%!!!! The quality of the apartments and amenities are not even close to worth that and neither is your mental health when you factor in the treatment you'll receive from the owner if you voice any concerns at all. There should be a 24hr doorperson for this area. Tenants don't clean up after their dogs. The smell of weed and cigarettes coming in through the vents is almost constant. Laundry in basement is overpriced. And these things honestly wouldn't bother me so much if my money wasn't going to such horrible people for landlords.
Advice to owner:
Stop scamming people, show some humanity and respect. Then maybe you'll be able to retain good tenants.

No bang for your buck

Amazing door people Vanessa and Jen. Modern furnishings, you control your own heat and have a digital intercom. The place is nice but cheap materials. Location location, I love this location. Laundry in building. Small gym in the basement. The maintenance people did a good job keeping up. Didn’t have to pay for Internet even though they told us to sign up for our own Internet provider we were able to make one that was already connected.
Cons:
The laundry room is SO overpriced. There is an event space on the bottom floor that holds parties every weekend so be prepared to be kept up until 3 AM by loud music if you live on the Stanwix Street side. Management is completely absent.  my partner and I received literally zero on boarding when we first moved in so there were so many amenities and features that we had no idea how to use including using the intercom from our phone which I didn’t learn until I moved out and we received a little to no help with all of the digital features. There should honestly just be some kind of on boarding paperwork that they send out to everybody so you can learn how to use the building. My rent was raised $700 which should be illegal. My dishwasher was broken and no one ever came to fix it. First ever dishwasher in an apartment and I never even got to use it. they only except at electronic payment and did not offer anything else and you were charged a fee for every electronic payment.
Advice to owner:
Fire Esther, she’s terrible. The price that you recently raised to may be market value but it’s absolutely ridiculous for the reality of living here You are exactly what is wrong with Bushwick.

Cons:
-The owners don't work from Friday evening to Sat for religious reasons, which is ok. The only issue is that a few times, things went wrong during these days (as they often do on weekends), and they didn't have a backup person to communicate with. -Rooftop started to get dirty from dogs peeing.
Advice to owner:
-Ensure there is an emergency # for tenants when management cannot reach them on weekends. -There is another empty rooftop on one of the floors that would be good for a dog area to be made.

Horrible building and management

Horrible building. On first glance and first few weeks of living in it, it seems great. It’s a new building and pretty quiet with great access to 3 different train stations all going different directions. But after living here for a year it is horrendous. When I first moved in, a big reason why I chose this building was how dog friendly. Dogs were allowed on our main roof which was a life saver since I’m a female and don’t always want to walk my dog late at night. There was fake grass on the roof and a lot of dogs would come up and play. But then they had issues where people weren’t cleaning up after their dogs on the roof, so they banned them completely and there’s a $275 fine if you’re caught bringing your dog upstairs. They removed the fake grass and were unwilling to even try a “leashed pets only” rule or just fine / ban the few people who didn’t clean up after their pets (there’s cameras all over the building, this wouldn’t be difficult to track down which tenants weren’t picking up after their dog). They’ve cracked down and are super strict about parties on the roof (even very small, quiet ones). The doorman used to work all the time, now they only work 12pm until maybe 8pm? They’re not here late at night or early in the morning when it would be nice to have someone monitoring our building. We had a homeless person living in our basement for a few days until they were finally removed. Our doors are electronic codes and one day we got a low battery warning on the door code so we immediately put in a maintenance ticket for them to change the battery. They didn’t respond to the ticket and we ended up getting locked out of our unit for HOURS until we were able to get ahold of management to change the battery. There’s also no physical key for the doors so we were completely stuck. During the winter our electric heaters broke and maintenance came to look at it but couldn’t fix it and said they’d come back. They never came back and we just didn’t have heat. There’s currently a tenant in the building who has not had hot water for days, put in several calls to management and they’ve been ignoring her. Hot water is a tenants right and they don’t care at all. The gym in the building is so small and dark and often smells horrible. If you go during a time anyone else goes, people hog machines and it’s impossible to do anything. Peoples rent went up an average of 28% which I understand it’s a crazy rental market right now but management was completely unwilling to work with tenants on extending their lease, giving a slight break on the increase or even offering a “one month free” discount. This building is a mess and not worth the price you pay. If you absolutely love the area, check out surrounding buildings. At least their amenities make up for the price you pay.

This building is trash

Some of the units have an incredible view of the Manhattan skyline; the location is close to the Morgan L train stop, as well as a ton of bars and restaurants; there is also a package room that's very convenient
Cons:
Most people treat this building like a dump and leave their trash all over the hallways; most neighbors also don't understand that sound travels and will routinely make noise at all hours of the day and night; the stairwell doors are heavy and slam shut any time someone uses them, which can be heard in all apartments on the floor; a dog groomer/boarder also moved into the first-floor space and you can hear dogs barking 24/7, since they allow the business to board their dogs in the basement; there is no overnight security either
Advice to owner:
Be more responsive to tenant needs and address the concerns of your tenants, because if you keep allowing inconsiderate people to move into your property, the less likely you are to get quality tenants you want to keep around.

Love the super and door people, mgmt are so-so

I lived here for 18 months. The building is typical fancy bushwick gentrified apartment with all the amenities. I had an amazing corner apartment and I couldn’t hear any noise from other apartments, just random traffic noises from flushing av here and there. The best thing about this apartment are the door staff and the super alex, I’ll miss them the most!
Cons:
Mgmt were a little unhelpful and uncommunicative at start and end of lease but all repairs go through the super anyway who is super helpful. Only other con is sometimes the amenities don’t work, like the theaters and the coworking space has acoustic issues (there’s an echo when you’re on calls)
