ok building but overpriced

I will never live in an atlas capital building ever again.

The community is cool, but there are no pros to the building.
Cons:
Terrible management not accountable, caused a death in the building
shoddy work on all areas of the buildings
gas water and electrical problems
amenities always broken
managers dox women
managers impersonate residents
packages are extremely hard to get
management lies to avoid work
all amenities are run by third party vendors
fees and rules change frequently
mangement does not uphold their own policies
mold and efflorescence throughout the building
basement smells like sewer
management is not proactive on anything
elevators frequently down
everything and anything takes WEEKS to MONTHS to fix
everyone is rude
no lease break clause in the lease they will ask for 5 months.

all that for a market premium

Pros:
Loved the neighbors, front desk/maintenance staff, and the general design of everything. The amenities in theory are amazing.
Cons:
Management was horrible, not only in their behaviour but also in responsiveness, bookkeeping (several people have incorrect monthly invoices), and anything/everything you can think of. Ill equipped to run a building of that size. Many court cases against them from what I hear. Amenities are not finished, and the ones that are are broken constantly. Lots of flooding in apartments and shared spaces, dingy when you take a closer look, mold everywhere, poor ventilation. For the price you are paying you could do SO much better.

Amenities kinda suck, not worth it, rent is way too high for low quality of finishes. Loud. They always try to get you to go to paid events even if you’re an amenity member

Pros:
BM team are responsive & tend to fix issues within 48hrs. Front desk staff are generally nice. Great amenities, especially the pool & gym.
Cons:
It’s not the *nice* part of Bushwick. In the year I’ve been here police have been called to multiple incidents in & outside. Expect loud music from cars parked outside the building.

Nice, but not if you have a bad neighbor

Pros:
Clean lobby and common areas, beautiful building with nice amenities (gym, pool, bowling alley, coffee shop, rock climbing wall). Nice roof / great for dogs.
Cons:
Very small appliances and apartments. Smells very strong of weed…just pumps into your apartment vents *heavily* most of the day/night. Can hear loud neighbors through the walls. Building is far away from everything so you feel very isolated. Although they have amenities, management makes it super annoying to use anything…you basically have to reserve everything but the gym online and an attendant has to come unlock it for you. It’s totally pointless to have nice amenities (that you pay monthly for) and you get very limited access and it’s really annoying to have jump through all the hoops to book something. Totally infuriating. This place is awful.
Advice to owner:
Stop allowing tenants to smoke weed / cigarettes inside. Evict those people. Open up the amenities and allow tenants to manage it themselves.

Overall Great Building

Amenities, Floor to ceiling windows, Quick response to maintenance requests, open concept, nice views.
Cons:
Apartments are over the gym so when people deadlift and drop the weights the apartments close by (even if not directly above) shake. Some amenities aren't open yet for example the hot tubs, Also the spin room tv never works, and the class instructors aren't very good. The sinks are square so its very hard to clean and mold can easily grow.

Overall building is beautiful and the lobby staff is great!
Cons:
I would not recommend any building managed by Smart Management. They building has filed for bankruptcy and it shows. After issues with amenity fees and not clearly breaking down outstanding balances, I was very skeptical and knew they were probably trying to get money from any area possible.

Also, note going from one building to another an amenity which is absurd.

Building design and gym is excellent but nothing good around the building

Pros:
Building is clean and good amenities although with the exception of the gym, you probably will overestimate how much you'll actually use them. The pool is too overcrowded on weekends with kids.
Cons:
When I moved in there was a german cockroach problem. Has since been eradicated but it was an unpleasant first month or two.
Too many random families with screaming kids
Advice to owner:
Crackdown harder on people letting their dogs poop outside the building and not picking it up

Pros:
Amenities like the gym and rooftop are convenient.
Neighbors are generally nice and friendly, a lot of entrepreneurial spirits.
Cons:
Management will lie about anything and try to upcharge you on everything. Pool will never open along with any other unfinished amenity. They also don’t really care if you report anything and don’t enforce any of their policies, which allow a lot of non residents to take over the rooftops.
Advice to owner:
Actually enforce your policies and fine tenants. Don’t just threaten to fine some tenants and let others slide. Why bother having cameras everywhere if you aren’t going to do that?

I Enjoy Living Here

Pros:
I like the price for all the amenities granted, proximity to nightlife and 3 different train lines (M,JZ,L) and how clean the building is. Most people who live here are working professionals like me so there are parties and noises but you can only hear when they’re walking through hallways so it’s not a big deal. The super is so responsive and amazing and all my little repairs have been taken care of right away.
Cons:
The only problems are with the staff but the architect designed this building so well! Oh actually the only other problem is the lack of cell service in the gym I guess due to the industrial style concrete parts of the building. The front desk and smart management personnel though are not amazing. One staff member from smart management Charles barely can write emails and is a poor communicator.
Advice to owner:
Improve your communication and staff! Small things like that the Nick Chavez sent out that email about a new amenity (Avo food delivery) before contacting his team so the rollout was not well coordinated. Small things like that happen frequently here

The building is fully and efficiently staffed, with quick responses to maintenance requests. There were multiple vacancies near my apartment throughout my tenancy, so noise levels were low.
Cons:
Attempts to negotiate rent at resign were ignored - most other messages were answered promptly.

Nice amenities, bowling alley, great rooftop, lounges, grills, theatre rooms.
Cons:
Management didn’t acknowledge complaints, slow to respond.
Advice to owner:
Be more responsive and negotiate rental agreements better and then maybe you’ll retain people longer.

Overpriced for what it is

Pros:
A huge building like this was nice in that there so many potential amenities to use while you’re living there. Also, all of the building staff that I interacted with were very nice. The package room has refrigerators so you can get groceries delivered and not worry about it.
Cons:
Many of the amenities are not well maintained. The main gym is kept up, but the roof and all of the seating areas up there never felt cleaned up. Also, the courtyard in between the buildings was never finished for the 2+ years that I lived there. It was super noisy hearing people partying on either roof at all hours.
Advice to owner:
Maintain the amenities that you have, charge a more reasonable rate for the size of the apartments that you are renting. Pay more attention to your building staff and make them feel appreciated.

Management/amenties awful, good workers

New building, coffee shop, laundry in units
Cons:
Hours of amenities, lack of communication from leasing agents and management. No one knows what your payment is supposed to be. Grocery store, Pool and hot tubs advertised not opened.
Advice to owner:
Get better amenity management and communicate with leasing agents on expectations.

Don’t fall for the lie

The architecture is great, and the over all appearance “seems” cool.
Cons:
Management. HORRIBLE service. I’ve lived here for two years! The park was never finished its a construction site, pool has not opened in TWO years! Amenities are often broken double booked, you can not have outside guests. They charge you for everything in the pandemic including having guests on the rooftop.
Advice to owner:
Stronger communication with tenants. Stop stealing money from security deposits. Get rid of building management, TRUST staff that has been working for the building for a long time.

When you move in for some odd reason you get hit with an insanely high electric bill, this has happened to many tenants here. Both ConEd and the building play stupid.


Advice to owner:
Finalize construction
Obtain permit for pool and stop pinching pennies

Don’t fall for the trap!

It’s modern, cleanish, and has lots of amenities.
Cons:
First things first! The pool is a lie and just there to get people to move in. It will never open! The building sends emails and your broker will tell you the pool is opening within a month or 2. It’s a flat out lie! Living here over 14 months and neighbors who were moving out after a 14 month lease said they were told the same thing. So for over 2 years they’ve been telling people the same thing.

Dog feces everywhere! It’s a pet friendly building that has horrible tenants that don’t clean up after the dogs on the roof or in common spaces even on the no pets allowed roof.
The grills are only for spring and summer months… oh yeah and the fireplaces that the staff refuses to actually put on.

All construction on the building and courtyard have stopped so in what could be a beautiful outdoor space, is just lumps of not planted trees and huge holes in the ground taped off by warning tape and signs not to enter. So yeah open your door and look at that every day in a “luxury” building. The trash is always overflowing on the roof because they only keep staff on in the mornings that take it away. They close the roof every time it snows so you can never get the view of snow covered NY. Oh and roof is only open certain hours any time of the year do you can never go look at any of the lunar or celestial events happening late nights or early mornings.
The “lounge” is for rental only for parties and during a pandemic a huge space where people could spread out near fireplaces in the winter is completely desolate and a waist of space. They rented the community rooftop out to parties during the pandemic with over 100 people up there with a DJ.
They have ashtrays everywhere on the roof and courtyard spaces and will come up from the front desk to tell you you cant smoke on the roof next to an ashtray but they wont say anything to the guy with a hookah on the other side of the roof or say anything to the owner of the pet who just took a crap on the grassy area that is supposed to have no pets with kids running around playing up there.
All classes to use brewery stopped.
Advice to owner:
Actually manage the property and your staff. If you are going to enforce some rules enforce them all. Maybe get involved in the building instead of just collecting a check if you are going to call it a luxury building and charge what you do.
