Nice apartment overall

Pros:
Well maintained, rent stabilized, generally responsive management although sometimes you have to bump a request.
Cons:
For one month in the summer, the basement is infested with bugs and it's a pain to do laundry. Management is aware and puts out traps but it doesn't help a ton.

Not a lot to do in the area, draconian rooftop rules (no dancing, guests, or alcohol allowed?)

- great staff / the porter, super and part time door folks are always super responsive and helpful
- good windows for heat/cold retention and muffling outside noise
- awesome location, close to grocery stores and great neighborhood
Cons:
The management can be a bit argumentative unhelpful sometimes. There have been issues with roaches in the cellar (which is where the laundry machines are) and they have had extremely strange responses to email complaints from residents such as saying “they’re not roaches!!” Like… my dude, yes they are and please get the hundreds of dead bodies swept up?? It’s disgusting. It doesn’t happen often but it’s happened at least twice in the two years I’ve lived here
Advice to owner:
Have better table side manner in email responses - we pay a ton of money to live here.

Well-kept modern building

Pros:
Clean building, routine monthly extermination, responsive to maintenance tickets, helpful front desk staff. No major problems experienced in my two years living there and a great location.
Cons:
Laundry room machines occasionally out of order/leaking

Security deposit got several hundred dollars withheld upon moving out for things like scuffed key fobs, minor floor scratches, counter chips, toilet brushes, etc - make sure you document thoroughly when you move in and submit maintenance requests for anything that might be charged against you later.

Pretty good for price

Pros:
Building staff are amazing, including doormen, the super, maintenance and cleaning staff. Clean, stabilized, and modern amenities. Roof is great.
Cons:
Frequent screaming and altercations can be heard from other residents. Realty Within Reach can be unresponsive and curt in their communications. Washers and dryers are often out of service. The apartments are pretty cheaply constructed leading to lots of minor maintenance issues that they pass on to the renter.

Clean, generally well maintained. Exterminator comes often. No real maintenance issues.
Cons:
When you do need maintenance they can be a bit slow/unresponsive but it’s not too terrible!
Advice to owner:
Be more responsive to tenants! There needs to be an option for emergencies like flooding.

Overpriced With Offensive Management

Roof deck is a great escape and decent view.
Cons:
Management constantly cuts corners, the materials used to build apartments are garbage and fall apart, they will keep your security deposit, if you live on the side by the shuttle expect filth all over your porch and sucked into your heat/ac units, when you go to management with problems they are accusatory and unresponsive, they treat the front desk staff like crap.
Advice to owner:
I don’t even know where to start...

Solid place to live

Pros:
Building management is responsive and addresses problems usually in a timely manner. I regularly would see the super and cleaning people maintaining the building. Located in a great neighborhood, near lots of great restaurants and bars, and close to prospect park — and with all that, rent isn’t too bad for the area. Also parking is probably the best deal you can find compared to other buildings that offer parking.
Cons:
Building could be maintained better. Hallways walls and floors can get dirty and not cleaned or painted over.

The no dogs policy was a personal con for us.

They raised rent during the pandemic, and even amenities weren’t even accessible so what were we paying for?
Advice to owner:
Let people have pets on a case by case basis! I would have stayed here if that was the case.

Expensive for less space, the company wasn’t great to the doormen who worked for them (who were lovely)

Horrible management

Overpriced, apartments look nice at first but quality and construction is actually very cheaply maintained. During covid we had thousands of dollars worth of packages stolen (thieves breaking into package room with crowbars on camera, multiple times) and management did absolutely nothing until a police report was filed. They will find absolutely anything to excuse withholding your entire security deposit.
Advice to owner:
If you’re going to charge ‘luxury building’ prices, you need to protect your residents.

Good and bad

Updated, newish building with friendly staff and super in the building
Cons:
- gym is outdated and half the time equipment doesn’t work
- packages constantly missing or stolen, companies stopped refunding me due to constant missing packages. In a one week period, I lost 6 packages with no explanation except “you’re not the only one”.
- building started out as clean a few years back but now roaches in building and in apartments (don’t be fooled by the clean look)
- unsafe, someone constantly breaks into the building with crowbar ( for theft I guess) cops have not done anything even though there’s video proof. I began to feel unsafe walking around the building at night time (laundry, gym)
- beware of move out reviews and make sure you are present at inspection. They go through the apartment with a fine tooth comb to find reasons to hold your deposit. Charging hundreds of dollars for floor scratches (considered normal wear and tear) on floors that are plastic and not even real wood. Take pictures when you move in as they also charge for damage prior to your move in and claim you caused it without proof that it was you.
- trash pick up is not consistent so building hallways tend to smell from overflow trash refuse rooms
- thin walls, you can hear neighbors music (even when not loud, it sounds like it’s in your apartment), neighbors arguing and people walking around talking.
Advice to owner:
- Hire better property managers and stop taking advantage of long term valued tenants that you end up losing them.
- Clean, clean, clean, clean!!!!
- doorman from 9am to 11pm!
