Roaches and smokers

Pros:
Location, front door people are great, super is helpful and nice
Cons:
Building management sucks - there are roaches and smokers who are destroying quality of life - don’t move here, don’t pay them rent
Advice to owner:
Stop the smoking, actually deal with your rodent infestation you slum lords

I moved out of this building in 2021. I have lived in many different buildings in several different cities. This is hands down, the WORST apartment building I have ever lived in. DO NOT LIVE HERE. I would see people come tour this building with Danelle Davis and I would bite my tongue because all I wanted to do was tell them the truth. She will lie to you and sell you on things that do not exist and do not happen. The only saving grace of this building are the regular concierge staff. Don't be fooled by how nice the building looks - it's basically a garbage IKEA building. Water leaks, everything is broken, laundry machines never work, and the super will NEVER come fix anything in your apartment without 7 emails and 14 phone calls to management. Elevators are broken frequently and you will get stuck in them. Many tenants smoke cigarettes and it will make your apartment reek of cigarettes and the super will come and there's "nothing they can do". There is a faux sense of security as bikes get stolen from the garage anyways. Management is non-responsive and ignores your emails and calls unless if it's about renewing your lease. But wait… it GETS BETTER!
Near our moving date, the super (Fernando) took our house cleaner’s keys (labeled HOUSE CLEANER KEYS) from the front desk and cleared out all the remaining furniture, kitchen items, etc from our apartment, had it re-painted, and CHANGED THE LOCKS without notifying us. He placed my $400 scooter IN HIS OFFICE (with one of my pitchers from the kitchen, and some art?? without telling us!!) and hid the rest of our things in a storage unit in the basement. We went back to our apartment to move the rest of our things and were SHOCKED to find out that the locks were changed and all our stuff was gone. We considered suing the management company but decided it was too much of a hassle and instead negotiated that the management company would pay us for those days that they illegally removed and stole our belongings.
I am still in the building’s Facebook group and regularly see posts about tenants smoking cigarettes in the building, pooping in the stairwell, and the new concert venue on the first floor (“wellness space”) below causing the walls to move until 4am (which is allowed, because the owner of the apartment building is the wellness space owner's DAD!
AVOID
Advice to owner:
don't steal your tenant's belongings.

Location close to the park, friendly concierge staff and super
Cons:
Bad management, non-responsiveness, pervasive sound issues, laundry machines broken, numerous things in apartment were broken at move-in, high utility charges and repeated billing problems. An overall headache and nightmare living here.

Nice Location, Nice building

Pros:
Great location, access to the park and train. Overall lovely building and amenities. Lots of families and longer term tenants live here and support each other.
Cons:
The broker/leasing agent Danelle was misleading about 24/7 doorperson (which is actually security) and not being truthful about parking garage availability. In addition to lying about benefits of longer leases.
Advice to owner:
Keep good, long term tenets and be respectful to their needs and wishes.

Tenneill (a concierge) Nice rooftop view Garbage is easy, shoot room is well kept. The super is ok but not great. He has an email which makes sending requests easy; though he usually just shows up the next day.
Cons:
Central hvac makes the air super dry year round. Open your windows often.
Many of the amenities are not well maintained. The laundry room is the most annoying with the weird payment methods and water all over the floor. The plants on the roof die every year and so there’s never sustained growth on the trellises. The furniture up there is always dirty and residents litter. The community room was given to the new business next door, so we can’t use it anymore. The gym has some decent equipment but no towels and the brown paper towel dispenser is always empty.
The stairwells aren’t swept regularly. There are stains on the carpet in the hallways. The lobby is freezing in the summer and the hallways upstairs are always hot. The elevator is so slow and so dirty. Like, so bad that every guest I bring home says something about it. They’ve had that “someone is moving in today” wall protector up every day since before I moved in; I don’t think it’s ever been cleaned. Also the windows: we asked for them to be cleaned when we moved in; I had to clean a lot of things but could do those myself… they were dirty again a week later: something with the way the wind kicks up. They also half-assed cleaned the patio outside and it’s gross and ugly, I attached a pic)
Complaining isn’t easy, though I’m not one to complain a lot. If you do enough they might give you a free month of rent, but don’t expect a resolution. Emails to them are not returned in a timely manner, and at weird hours when they do. Phone calls are rare.
Advice to owner:
If turnover is high it means you’re doing it wrong.

Generally pretty good!

Pros:
Location is unbeatable - right on the park. Nice amenities. Central air is really good.
Cons:
The water pressure gets pretty low late at night in the bathroom. Management can be hard to reach. There’s usually one or two laundry machines that’re on the fritz. My neighbors on the flatbush side of the building have horrible noise issues with the yoga/health place, which is fine during the day but turns into a rowdy nightclub once a month until late at night.
Advice to owner:
Could be easier to reach, but generally get things done!

Great building but the non-smoking policy isn't enforced

Pros:
Great building staff. Great location next to the park. Relatively quiet (despite being right next to the train station). Great views from the rooftop. Storage and parking on site (for a fee).
Cons:
Neighbors smoke inside their apartments despite it being a non-smoking building and all tenants signing a secondhand smoke nuisance addendum in our lease. The management company says they're going to do something about it but nothing changes. It's unlivable if you're sensitive to smoke or have children and want to protect them from secondhand smoke
Advice to owner:
Enforce the secondhand smoke nuisance terms of our lease
