Lovely apt but expensive
Former Tenant
Pros:
New construction so the bones are solid. Very quiet, nice finishes.
Cons:
It's very expensive. A lot of new highrises are coming up in the area. Management is not so responsive
Advice to owner:
Be more responsive to tenants

Greenpoint Waterfront High Rises
Former Tenant
Pros:
General staff is absolutely phenomenal! Every single one of the doormen/receptionists, the maintenance team, and cleaning staff are helpful, kind, and friendly. The apartments are very new and have modern, attractive, and functional appliances.
Cons:
You are forced to pay an additional “membership fee” that gives you access to some of the building amenities, even if you don’t plan to use them.

fake luxury and not worth the price! stay clear of this place
Former Tenant
Pros:
front desk people are amazing. andi is truly the best. knows everyone by name and always asks how you’re doing and if issues have been resolved. they’re very personable. the units are nice BUT had many issues. location is great and right along the water. surprisingly not loud with the construction
Cons:
had a massive list of issues upon move in. the worst was having broken AC for our first 2 weeks here during a heat wave. our apartment was 80°. management completely ignores your emails to the point we had to track them down in office. got the email today that on top of the $100 per person monthly amenity fee, we are required to pay a flat rate of $750 if we want access to the pool for the summer which was never discussed in the lease, during the tour, or upon move in. the amenities are also mediocre for what we pay for them. the gym is just okay and the roof has minimal amenities with the exception of seating and grills. none of it is worth the money
Advice to owner:
be responsive to your tenants, be up front about fees, quit thinking this building is worth more than what it actually is
