good starter apartment, college dorm vines
Former Tenant
Pros:
good sized apartments with modern appliances and lots of light great views on the rooftop young residents but all very cool
Cons:
gym sucks and is also dirty and things are broken manamgent company is new but still very unorganized and unresponsive, implementing arbitrary rules that don’t make sense roof is cleaned regularly but somehow still dirty have broken appliances in my apartment for months and mgmt refuses to fix it
Advice to owner:
take better care of the facilities and listen to your residents

Cool place I guess
Former Tenant
Pros:
Good package room, great view on the roof, lounge is a great space to host friends, good trash rooms on every floor, attentive live-in super
Cons:
Strict rules on amenity usage (can’t use the lounge or roof after 11pm and with large groups), elevator malfunctioned somewhat frequently, shared spaces are left dirty, noise from the roof can be heard by the top floor
Advice to owner:
Loosen the rules around amenities and invest in taking care of the spaces

Would recommend this building
Former Tenant
Pros:
Very clean, no issues with pests, responsive super, well lit in all units, trash room always clean.
Cons:
Property management company (HUBB) became overly stringent over times, imposing rules about roof access and was super extra about cleaning. Rules weren't necessarily enforced but didn't appreciate random insistence on regulations, not sure if tenants were pressuring management for enforcement or if management was coming down harder.

Some good, some bad
Former Tenant
Pros:
Super convenient access to G, M, & J lines, yet located on a relatively quiet street.
Beautiful rooftop area.
Walls are well-insulated, and sound from normal daily activity doesn't carry between units.
Cons:
Building management is unresponsive. All but the most serious issues go unaddressed.
Building is not well-insulated, is cold & drafty during winter, and is expensive to heat (energy efficiency score of 57, barely grade C).
Lobby area can be grimy, and packages are often left on the floor instead of in the package room.
Advice to owner:
Respond to tenants' emails/calls/texts! This is a decent building in a solid location, but it's spoiled by management's glacial response times.

Not the best management but good building (especially if you’re young)
Former Tenant
Pros:
- great rooftop - decent value for the price - good location - parking lot is relatively cheap and right below
Cons:
- packages sometimes get lost or stolen - management is not super responsive - there will sometimes be noise until late at night on weekends (not terrible noise but definitely a bit annoying)
Advice to owner:
Be more responsive

Poorly maintained, terrible management
Former Tenant
Pros:
Close to Williamsburg and multiple subways Modern building with gym amenities
Cons:
Management did not return full security deposit citing bogus damage claim; Ended up going to small claims court
Building trash always built up, never consistently managed by landlord
Gym and rooftop were often left unclean and multiple occasions where rooftop furniture was trashed/pissed on
Package room not secure - had an incident with stolen packages during holiday season
Awful energy efficiency - graded F by city. Would constantly run heat or AC and apartment never stayed warm/cool, meanwhile racking up insane electricity bills
Overpriced for size - paid $3200 for 1br in 2019, probably much higher now
Advice to owner:
See cons, get your shit together

150 Union
Former Tenant
Pros:
Rooftop access, in unit laundry, heat and price. Super is very responsive!
Cons:
Package maintenance (packages make it inside just not always into the package room. The pre-clean of the apartment was sub-par, you will need to get your own cleaner most likely (found hair and crumbs everywhere and a lighter and left over hangers).
Advice to owner:
Please clean the apartments as you would want your own place cleaned before a tenant moved in.
