Overall acceptable building

Pros:
Brand new building with “luxury amenities”. Apartments are nice, the gym in the basement is great and the rooftop deck is amazing
Cons:
The basement is smelly, because garbage disposal rules are not being properly communicated. There seems to be lack of understanding from most tenants about what is allowed to go down the chute and what needs to recycled. The recycling room, which should be for recycling waste only, is smelly because some people just dump their trash there. There were times when that room was not emptied regularly, so stuff gets placed in the hallway, making the basement even smellier.
Some tenants are smoking inside their apartments , which is a violation per the rules of this building and management is not strictly enforcing it.
Also, the elevator stops working pretty frequently, with people being stuck inside and FDNY having to intervene. The issues are usually fixed quickly, but the elevator has become a somewhat unreliable perk - and this building is only one year old.
Advice to owner:
Please set up some rules about proper garbage disposal and non smoking regulation.
