Pros
Building is mostly quiet. In 2025 a lot of people have dogs though so there is barking on and off during the day but quiet at night. Occasionally people have parties but it’s not too frequent. The building is mostly clean just dusty sometimes and dog hair accumulates in the stairwells. Mgmt is responsive to problems though.
Cons
People have old furniture in the lobby that been sitting there for years. Sometimes dogs are loud. Sometimes people are gross - someone threw up in the stairwell recently and left it there. I had to ask management to clean it but they came first thing in the morning.
Nice With Some Challenges
Pros
One of the aspects of living in this building that I've genuinely appreciated is the consistent cleanliness. The super and the building upkeep staff are very friendly and on top of it. Also, the presence of central air conditioning in every unit is a noteworthy convenience. Another positive aspect is the responsiveness of the maintenance team. Whenever issues have arisen, they've been addressed quite quickly, which speaks well to the building management.
Cons
Despite the positives, there are several drawbacks. The most glaring issue is the building's poor soundproofing. The quality of the build feels cheap, and noise permeates through every wall. Whether it's a party, loud neighbors, or the sound of footsteps from the unit above, the lack of noise control is a constant nuisance. Also, the building's lack of energy efficiency is reflected in the high ConEd electrical bills, despite the benefit of central AC. Lastly, the building has experienced several significant plumbing issues, including leaks and flooding in units, which raises concerns about the overall management of the building's infrastructure.
