Cozy but overpriced

Pros:
Clean, part-time super clean & collects the segregated garbages ; each floor has garbage chutes; spacious elevator; laundry in basement( 3 washers & 2 dryers. Rarely wait) ; no missing packages.
Cons:
Floor to ceiling is thin, you can hear walking upstairs; music/ TV/ partying if to loud you can hear it; neighbor bangs the door when using the stairs; street noise are LOUD; especially when ambulances ; firefighters trucks pass- by; or if people are talking loudly on the sidewalks; washer/ dryer operated using quarters & theres no quarters vending machine; you have to text the super & he doesn’t come everyday so you needs to plan ahead or else you will not be able to wash your dirty clothes. It’s expensive too washer cost $2.25 & dryer cost $2.25 (63 mins) its not properly dried especially during winter. The rent is way to overpriced & only includes water. GAS;electricity; internet tenant pays ; monthly cost for these 3 utilities are approx $250-$300 , i dont have TV . Its way to high; maybe bcoz its a new bldg. Theres a month brokers fee; on top of that landlord charge $100 per remote control; & we have 2 remote control ($200) on time only as a deposit & refundable.Landlord sometimes hard to communicate he seems not to understand you’re concerns. 1-2 incidents of GAS LEAKS, w/c leave us 1-2 days w/out GAS. We ordered foods. Smoke-detectors so sensitive; gets alarm when grilled some food even if you open the window & your frontdoor. No locks on the bedroom only the frontdoor; if you want you buy your own locks.No microwave. A/C are functioning good. Groceries / subway 2/5 are 7-8 mins walk, its hard if you carry heavy things.
Advice to owner:
Based your rental fee on the area. 1 bedroom should be $1600 & include utilities hot/ heat.Rent Stabilization. Be mindful during this pandemic & dont increase rentals.
