A hidden gem near Barclays

Pros:
Courtyard facing unit was quiet, sun-filled, tons of light. New and well-functioning appliances. One of the best kitchens I've had in any apartment in BK. Beautiful roof deck with stunning views and sunsets. Great gym.
Cons:
Inflexible management when it comes to lease-breaking/sub-leasing (during prime Covid 2020). Lockout service charged a significant amount and took a while to come on a weekend.

Pros:
General location is great due to many train lines; common areas are well maintained
Cons:
Property manager (Marianne) is rude and incompetent, she doesn’t respond to issues or when she does is condescending. The apartments face either dean or Flatbush, 2 very noisy streets and the construction does little to address this. While a relatively new building, amenities are lacking and pale in comparison to those of nearby buildings and yet they try to charge the same rate. Their real estate agent will try to sell you on how they really listen to tenants and support them but these guys are just as bad as any big management company. Staff is 50/50 nice or unhelpful. Last super was extreme rude and ultimately fired.
Over all, I can only recommend this place with a steep Covid discount (which fyi they are still giving to new tenants but not to existing ones resulting in a lot of annual churns- I’m talking 4 figure increases).
Advice to owner:
Get a new manager; be reasonable with rent increases.
