Great building in a nice part of the city

Pros:
Building and amenities are good. You also get good skyline views from the roof.
Staff onsite are excellent, really friendly and do a great job.
Location is good, lots of bars and restaurants nearby. The G train isn't great but it's a short walk to the ferry.
Cons:
It's pretty tough to get hold of anyone from the management company. It took 3 or 4 emails to get a reply from anyone and sometimes I still got no response.
The noise in the corridors can carry a lot, you can hear people walking past your unit.

Roach infestation problem

Pros:
The super keeps the building pretty clean and orderly, there’s a garage, gym and laundry room.
Cons:
There’s been a roach problem for over a month that hasn’t been addressed and it seems to be getting worse. Various tenants have complained to management and the super and nothing is being taken care of.
Advice to owner:
Please take this issue seriously. Tenants are paying too much in rent to be dealing with this issue

Pros:
i've lived here for 2 years and it's been mostly great!
-excellent, responsive super
-clean common areas
-mostly quiet tenants
-close to the G, not too far from the 7 and the ferry too
-nice gym & roof - i don't have to pay amenity fees currently, hopefully that doesn't change
Cons:
-the latest reviewer before me is right - the building has roaches now (sept 2024). and they're german roaches so it's a problem. there's always been a monthly, opt-in exterminator, so i don't know if not enough people were opting in or what. building management has been the same throughout my years here, but the manager changed in the last 9 or 10 months so not sure if that had something to do with it?
anyway i reached out to the super about this and he had the assistant property manager coordinate having the exterminator call me to get an appointment. they called me the same day i reached out to the super and will hopefully be coming out in 2 days

-super is great and responsive but getting ahold of the building management is more annoying. i've never successfully gotten ahold of them via phone but they do respond to emails, in my experience

-the building is loud. all the common space floors (hallways, stairs, etc.,) are hard surfaces which doesn't help. but it's mostly just people/dogs coming and going so doesn't bother me much. i work from home with no issue

-no screens on the windows!! shockingly annoying

-electric mini splits - honestly my apartment doesn't ever get that cold so i don't use much heat, but i do run the AC somewhat regularly and it is 1) expensive and 2) mini splits suck and they make the air more humid, so i had to get a dehumidifier. which just increases the electric bill even more. mine are $125-$150/mo in the summer, $75-90 in winter

-laundry is $3.50 per wash AND per dry! $7/load? come on

deal with the roaches!! be more responsive and/or maybe get the super some help

It's okay but appears to be getting worse with new management.

The super! Very friendly and helpful.
The gym is pretty good, as is the rooftop.

Cons:
Don't expect a reply from the management company. I've emailed them 12 times and got 2 replies. Also made 4 or 5 calls before I could get ahold of anyone.

Noise! You can hear everything that happens outside of your unit, anytime someone opens a door or walks past or their dog barks. This can make working for home tough.

A lot of the finishes to the units are cheap and are already starting to fall apart, even though the building is only a few years old.


Rents are going UP, also they introduced a fee for using the amenities which is a bitter pill to swallow on top of the rent hikes. The amenities charge also covers things like the laundry and mail room, so you pretty much have to pay for it. I can't say it's worth it anymore.

Oh yeah, also roaches in the building. The building does no pest control anymore. The old owners used to have exterminators every month but nothing anymore.
Advice to owner:
Replying to emails would be a great start.

Great Building, Sound Carries!

High quality, nice amenities, excellent, responsible and available super, great location
Cons:
Sound carries down the hallways VERY easily. Apartment walls are not well sound insulated and the main doors to the hallway sound like they amplify whatever is happening outside. Hallways are all hard surfaces and sound travels very far, even normal conversations down the hall. This is the case for voices and especially barking dogs, of which there are many in the building. Management is selectively communicative: quick to resolve maintenance requests (this is really just the super doing a great job) but simply will not respond to consecutive emails about things like erroneous late fees, parking spaces, etc. When they do respond, they will sometimes give you the run around, not directly answering the question (e.g. what number am I on the parking list?)
Advice to owner:
Carpet the hallways or put soundproof panels in! Manage tenants to keep pets and voices in check. Seal around doors to minimize sound travel into/out of apartments. Don’t give tenants the runaround with requests - be direct and timely.

Worst mgmt company

Location. Greenpoint is great.
Cons:
Living here was a nightmare. I never spoke to the same person from management more than 3 times, they kept shuffling me around, and they were unresponsive to serious issues such as our super throwing a huge party in the middle of Covid in our common area. Super also lights incense in the lobby despite complaints.
Advice to owner:
Communicate openly with your tenants and buy your super a work phone so tenants can contact him directly rather than having to email you to get to him. It’s ridiculous.

Pretty decent spot

Pros:
Brand new building, beautiful views of Manhattan if you’re west-facing, floor to ceiling windows, gym and laundry in the basement.
Cons:
Walls aren’t very sound proof - I work from home in my bedroom and can hear my neighbor’s phone conversations in the room next door. You can also hear all the neighbors’ dogs barking/howling all down the hallway corridor. Manhattan Ave can be kind of noisy - the windows are pretty thick and drown out the noise well for the most part, but sometimes the street sounds are really loud.
Advice to owner:
Enforce noise policy and have reminders in the building.
