New building, lots of dogs and poor package management
Former Tenant
Pros:
Brand new ‘luxury’ building, 748 apartments in two towers (incl tax abatement rent stabilized), concierge and maintenance staff are friendly and helpful, residents receive discount to Chelsea piers prospect heights location, common areas and amenities of building are very clean (amenities fee is $50/mo/occupant).
Cons:
Compared to other similar buildings I’ve lived in, this one falls short: Packages lost on more than one occasion and can only be collected during day hours when the package room is staffed, cinema room not always functional, package room staff are rude, door to Chelsea piers regularly nonfunctional, as this is a new building it took a few days to get internet connected due to wiring issues, dog owners don’t clean up after their pets or notify building staff when accidents happen, 20 somethings often have loud parties and there have been multiple issues of residents smoking, which stinks out the entire floor (nonsmoking building).
Advice to owner:
Package room needs some attention.

Adore this building
Former Tenant
Pros:
My husband and I have been living here for 2 months. When I’ve read the reviews it felt like we live in a different building. Different tower maybe? We live in the West tower. Anyways, I literally adore this building and my quality of life improved through the roof since we moved here. I’ve actually annoyed the hell out of my friends talking about how much I love living here. Location is unbeatable cause it’s in between the two parks, close to good groceries, and walking distance to every subway line, we can go to UWS or Coney Island or any other place, I swear, without any connections. Vanderbilt is right there or a little further is 5th avenue, both with plenty restaurants/bars. Amenities are just enough, there’s cardio, 3 roofs, barbecue, game room, conference room, summer pool. I love that the cardio room has roof access so I can stretch outdoors after treadmill, I love that there’s free pacman, I mean… We face the dog park mentioned in the other review - we hear no noise at all, the windows are the best we had in a rental, but that side of the building secures a view over Manhattan and Statue of Liberty and great sunsets every day.
Cons:
The only drawback here I could think of is lack of public printers but I could live with that.

Great Building with amenities but very loud
Former Tenant
Pros:
Amenities, pool Chelsea Piers in building. Really great doormen and staff, close to prospect park and Vanderbilt ave with tons of restaurants and bars
Cons:
Extremely Loud if facing Atlantic Ave side. I wish I saw this building not on the weekend. We have had to spend hundreds of dollars on noise mitigation for our bedroom and it is still loud. It is not a sound proof building. Street Parking is challenging
Advice to owner:
Soundproof the windows
