Good building, amenities could be better, has slight flooding issue in basement

Pros:
Generally clean, keeps heat well, good neighbors, updated appliances. Lots of light in street-facing apartments since they are south facing. G train nearby makes it extremely easy to get anywhere.
Cons:
The one unclean part of this building is the laundry room. There’s always lint/dryer sheets on the floor. The basement also has a flooding issue when it rains hard— the entire laundry room floor and part of the gym will be covered in water with no communication to residents of its being fixed or not. Basement leaks which come from the ceiling have destroyed the ceiling near the basement entrance of the adjoining apt buildings. Gym is limited to weights and treadmills for the most part.
Advice to owner:
Be more responsive and fix the basement leak so we can enjoy the space and use the laundry room when it rains.

Pros:
The indoors are maintained relatively well, all amenities are present and work well, quiet street, decent sunlight
Cons:
Strong smell of weed in the staircases, backyard and roof is not maintained at all,
