Nice new building, shouldn’t have so many small problems

Pros:
Amenities and interiors are stylish, modern, and up to date - though there is a monthly charge + additional for pool access
Apartment is well finished and window soundproofing is great
Amazing view
Cons:
***No cell service*** which the broker knowingly was evasive about after I pointed it out - likely never going to get fixed and inconvenient for deliveries, friends visiting, etc.
I’ve lived in other market rate doormen buildings and this building has surprisingly poor package management and more often than acceptable unfriendly service
Package management is not organized and will end up missing something unless pointed out
Doormen/women are hit or miss and are often not very helpful and will not open the side doors even when I’m carrying large objects
I think I’ve lost 10+ Uber eats orders due to doormen not checking or directing them to the right place
Trash room consistently smells bad
Walls are surprisingly thin - can hear neighbors coughing, singing, speaking at what I assume is not a very high volume
Central air carries aggressive smell of next door neighbors leaves

Pros:
New, feels like a high end hotel w the outside space against the water
Cons:
New high rise under rapid construction directly across West street means anyone facing the street will lose their sky view soon
Advice to owner:
Better / sooner in season hours for outside pool
