Building would prosper if weren’t Bronstein Properties

Pros:
Peaceful, safe neighborhood. Lovely neighbors who are kind and look out for each other. A monthly pest control is scheduled every month for sign-ups, but sometimes doesn’t show. Washing machines and dryers in the basement but only a couple work.
Cons:
Rat feces and trash poorly managed in the basement. Repairs are extremely low quality; same issues are likely to reoccur months later. Management is non-responsive. Superintendent tries but he can only do so much and lacks expertise. The building is falling apart because the Bronstein Properties only cares about making a profit by cutting services and underpaying staff. They also issue evictions to long-term immigrant families, make lousy renovations, increase the rent, and de-stabilize units.
Advice to owner:
Listen to your tenants or you might have ANOTHER class action lawsuit real soon

Thin floors & walls

Pros:
Extremely quiet building, laundry in basement and peaceful neighborhood.
Cons:
Everything you can possibly do from playing a bit of music, working out in your apartment or simply walking with shoes can irritate your neighbor- not necessary the neighbor’s lack of tolerance but the extremely thin walls and floors of this building are to blame. You add those factors to a neighbor who is rude or miserable and you might have constant issues.
Advice to owner:
Listen to your tenants complaints, reinforce the floors & walls, share with newly moved in tenants this piece of information- can be helpful to avoid tenants having confrontations and removed that one tenant that has everyone stressed & on edge right on the 4th floor.

Pros:
The super is absolutely incredible, a really nice guy. The neighbors, style, and maintenance of the building is great. It’s a beautiful area and the building is on the historic side of Sunnyside
Cons:
The management is very rude and short. The basement is kinda creepy and you have to walk through the garbage area with your laundry to get to the machines, I hated that
Advice to owner:
Fix the garbage set up and don’t be so rude when tenants reach out. Keep your super, he’s amazing!
