Usually decent but no heat in the winter and elevator breaks down occasionally

Pros:
Building common area and outside is clean and well maintained. Location is great and convenient, close to all. Supermarket downstairs.
Cons:
Little to no heat in the winter: when it's 50 degrees outside, the heat is blasting but when it's 10 degrees outside, there's hardly any heat.

Elevator problems: the elevator breaks down occasionally so the FDNY has to be called to get the poor folks stuck inside out.

Rat problem in the basement.

Neighbors: occasionally they are careless and leave the water running so it leaks down into the apartments below, ruining the ceiling and walls.
Advice to owner:
Turn on the heat in the winter or install a thermostat so it automatically turns on; upgrade/fix the elevator.

Everything is old or falling apart and dirty. Nothing was repainted, cleaned, or replaced when moving in.

A lot is off the books

Pros:
Warm community feel. Free food/item share in lobby. Rent increases are basically at stabilized rates.
Cons:
Super tries to squeeze a bribe out of you for everything and he and his wife never once wore a mask during the pandemic. Very little upkeep on the rental units. A co-op building where the renters have very little say. Passive-aggressive coop president. Construction next door has constant stop-work orders.
