Good building with flaws
Former Tenant
Pros:
Pre-war building. Good location. Good neighbors. Rent stabilized. Super on premises. Relatively spacious apartments.
Cons:
Heat and Hot water on and off. Package theft. Elevator frequently out of service. Seasonal pest problems.
Advice to owner:
The elevator is a necessity for Seniors living in the building. It frequently gets stuck, despite a previous repair, which tenants are still paying for. Also, would be good to follow up on Amazon locker and Internet providers other than Spectrum.

Unresponsive super, pest infestation
Former Tenant
Pros:
Good water pressure, spacious.
Cons:
Cockroach infestation that the building did not have under control. The super went on vacation for months and did not have a reliable back-up to contact.
Advice to owner:
Let tenants know if super will be unavailable, take more drastic measures to drive out roaches

3 Years In
Former Tenant
Pros:
Super and family are very nice. Most neighbors seem decent/normal. Good location near 40th St station.
Cons:
Cockroaches everywhere year-round. Lots of soot so you can’t keep windows open.

Better than most NY apartments
Former Tenant
Pros:
Quiet, management is very responsive
Cons:
Like most places, roaches are an issue, but they do try their best to prevent it. Unfortunately we have a crazy downstairs neighbor that likes to make weird noises and bang on our apartment.
