Great location, painful living with landlord

Pros:
Large, spacious, great location. Nice landlord, can be accomodations to financial situations if you ask. Never complained about noise from our apartment.

If there is a problem the landlord will fix almost immediately but you must remind her once or twice.
Cons:
Old, not a lot of electrical outlets and zero amenities.

Landlord controls heat and is very cheap with it. It is very cold in the winter, especially at night

Must pay in cash and landlord will start asking about rent before it's due.

Landlord will go through your garbage when you put it out and ring the bell constantly, then call constantly, if she suspects anything was thrown away "incorrectly".

Landlord lives under apartment and is way too talkative and extremely present in a bad way. Over the summer she camps outside the front door in a lounge chair and it is uncomfortable if you have to go in or out.

If you are going away you must prepay her since she only accepts cash

She has come into the apartment a few times without asking. If you don't answer her calls she will harass you and eventually get a key and walk into the apartment.

Had a lot of plumbing issues when I first moved in.

It is the upstairs of her house and she feels like she is the owner and you are a guest. Very intrusive.
Advice to owner:
Overall good experience in the apartment but the heat was always an issue, also the apartment should be redone, old and lacking any amenities. Please don't ask about rent money until it is due - especially since you must be paid in cash - it is extremely annoying, especially if the tenant was never late with a payment.

Common areas should be used lightly. If you are to enjoy the outside area i recommend using the backyard as it can bother a tenant.

Lastly, when you rent out your apartment you must respect the tenants privacy.
