Nope - not worth it

Pros:
It’s new. The staff are amazing.
Cons:
The walls are paper thin. Management does nothing about tenants who smoke, have loud after parties every day of the week. Constant dog barking. Smells like dog pee and cigarettes. It’s super far out. The amenity fees are outrageous
Advice to owner:
Enforce building rules ( no smoking) Lower amenity fees, it’s not worth 1000s annually.

Solid Building But Difficult Ownership

Pros:
Building is overall in good condition as it’s new and the amenities are OK now after two years of trying to get these open + working. In a very upcoming neighborhood.
Cons:
The building is priced above what it delivers and has a very heavy handed ownership group. The owners are quick to threaten eviction, for example, but do not ensure the building is being well managed by the Manager. There have been historical issues with the leasing team who initially pushed people to move into an unfinished building and I think this has since improved. The offerings for amenities and the community amenities are a bit disorganized and not worth the money. The pool fees alone for a summer are far too high for the size and availability of space, not to say anything of how infrequently the pool is open in season.
There have been several issues with systems not being in place, the entire rental payment platform was changed this year with very poor communication around that change, there are always issues with receiving utility bills (historically some times they are six months behind and the owners want all the funds immediately for a mistake their platform caused), etc.
It’s a decent building but overpriced for the caliber of its delivery.
Advice to owner:
My experience is that it feels like you’re looking to charge for things at every corner. Learn to work with your tenants rather than against them and please consider what the tenants actually want over what looks “shiny” on the website.

Nice new apartments

Pros:
Brand new building. Very clean. Great all new appliances. W/D in unit. Building management and doormen are so great.
Cons:
Way too far from subways. I definitely don’t feel safe walking home at night so usually take $7 Uber home if the shuttle isn’t running. Grocery store is a far walk too.
Advice to owner:
Shuttles on weekends too

Luxury building. You’ll want for nothing.
Cons:
Way above market price. There isn’t much in this immediate area to make the price worth it at this time.
