OK for price and location but not ideal

Pros:
Below median rent price for Astoria. Building is in a great location, close to everything you need.
Cons:
Poor responsiveness to building issues, poor trash management, lost heat/hot water too many times due to aging boiler.

Old building with its wide set of issues

Pros:
Location (near N/W stations; Q100 and Q69) Next to grocery store (C Town supermarket) Month to month, no brokers fee
Cons:
Superintendent is unreliable; when there is an issue within the apartment, it takes repeated contacts over multiple days to get work completed/issue resolved. No proper time expectations set when modifications/construction takes place.
Landlord can get very defensive when provided with constructive feedback; for example, when overdue construction projects take place, they are unable to provide a respectful timeline.
Rent agreement is a copy paste from some shady template on the internet. Make sure you read ALL the clauses and provide the appropriate edits. When edits were sent to landlord, they did not return copy for weeks even after multiple reminders.
Hallways and stairs are not cleaned often. There used to be a cleaner years ago, but since they’ve left, hallways are not maintained as often and it is noticeable.
I’ve heard of complaints of confirmed bedbug sightings in other apartment units from trusted neighbors. Confirmed mice (only once, thanks to having a cat in apartment) and cockroach sightings in summer time (maybe 4-5 per summer)
Not enough recycling bins.
Each unit has its own boiler system which has consistently broken down during the coldest week if the year. We’ve gone without adequate heating and restored to the use of portable heaters for days at a time before repair was completed. The heating breaking down has happened to other apartments too. Even the Boiler company rep admitted that these were prone to breaking often. Very few companies service these type of boilers.
Not rent controlled. Beware of random rent increases based on landlord mood swings.
Advice to owner:
Ask your tenants for feedback about their experience in your building. It will improve relations between you and the community in your building.
Please set proper timelines for repair in apartment units.

Nice location but slow landlord and horrible super

Pros:
Location close to Astoria park, two subway stations and grocery store right next to the building. Safe area and units has washer and dryer. But the landlord is nice and he’s not the typical New York jerk landlords
Cons:
Heat is on electricity which you pay. It’s very old style and noisy. The super is lazy. Can take months to fix something if it’s not urgent like flooding stuff. Very old building with no upgrade at all. Every thing is rusty.
Advice to owner:
Try to upgrade the units just a little bit and pay more attention to the maintenance issues and your super performance

Harassing Slumlord and bed bugs run this Bldg!!!

Cons:
No bath, infested by cockroaches, visible bed bugs, trash caked in dirt and mud everywhere! Received the apartment filthy with rat feces! slumlord entered premise unannounced to rip out tub for no reason! Hot water is always an issue and the slumlord never responds to tenants needs but will harass tenants non stop for rent. Refuses to follow CDC and the Governors mandates. The slumlord and his son aka “Bldg management” will humiliate and harass you to tears and try to force you into submission when you send proof from 311 and DHCR to prove you only want what is regulated by the state. They rip down tenants signage because they don’t want anyone complaining, (which is illegal and also another form of harassment.) Refuse to give you an executed lease and good luck getting your mail key or security lock key and second key to their door that always breaks. Their lease is absolute bogus and they refuse to file the mandated bed beg riders with the DHCR because they can’t be bothered with the state requirements. After a bed bug infestation they didn’t want to even paint the premise for the new tenants! GROSS!!!! 🤮🤮🤮🤮 worst landlords I have ever experienced! Btw. I have detailed dates documentation of everything and then some in this summary.
Advice to owner:
Stop being so cheap and hire a property manager to properly clean and maintain your Bldg. All of your wrong doings to your tenants is catching up to you rapidly.
