Looks nice on the outside but cheap on the inside.

Pros:
The building have pretty clean and renovated public area. Rent increases are moderate.
Cons:
Super really does the minimum about keeping the place secure. There are many package thieves in the area every few days a neighbor had their packages stolen, but the super doesn’t care to keep the food delivery drivers out (even though it’s not allowed), keep trash guys from leaving the door open forever, and doesn’t help you report to the police. It’s one thing if the nypd is useless and another thing that he makes getting camera footage so difficult.
They also really cheap out on the interior. One example is that the toilet seats are wooden and god knows how old that is.
There’s a building rooftop but they closed it to save on insurance.
The insulation is terrible and the heat control never worked. It’s super hot close to 90 in the warmer winter days and not warm enough like barely reaching 70 in the colder days.
Advice to owner:
Change the package drop off area and give authorized delivery drivers and tenants access to them.

Elevator access, laundry in building, great location, super responsive super, monthly proactive pest service available at no extra cost
Cons:
Laundry money machine doesn’t always take certain bills, rent increases

Good building near subway

Pros:
Live in super that is responsive. Local owner that tries to give building amenities. Doesn’t raise rents too much each year.

Awning a bit dirty and sometimes neighbors are loud

Nice building at first, horrible super

Pros:
Nice looking and modern building, most of the units are remodeled.
Cons:
Super is racist, homophobic, overall unhelpful. Will yell at residents to take out his anger from his day job, never available because he’s always out of town (this isn’t his primary residence he just takes up an apartment here and the management company isn’t aware of his incompetence.)

Hallways and the front of the building stay clean
Cons:
Trash doesn't get taken out properly stinks up the hallway, super is harassing and doesn't do his job properly

Get a better super 👌

Only rent here if you like getting harrased

Quiet, good location, great food options nearby, close to subway
Cons:
Management and super never respond, super has been harassed and berating us since day 1, elevator regularly out of order, weird layout for unit, weirdly strict about random things (no door mats on the outside)
Advice to owner:
Respond to your renters and be kinder

Building is just okay

Pros:
Good location, great space. Friendly neighbors. Close to train.
Cons:
Garbage rooms are just broom closets located on each floor. Pretty disgusting and makes the whole floor smell like trash. Super isn’t approachable and acts like you’re disturbing him if you need assistance.
Advice to owner:
Get a friendlier super who doesn’t loathe his job/people, figure out a better trash system for the building.

Pros:
Building is pretty. Great windows and counter space.
Cons:
We can’t use the roof for anything but to sit there. Super gave me a nasty look when i told him people were coming over and then proceeded to lock up the roof. You basically can not have ANY family or friends upstairs; insane for the rent being paid. Also can hear downstairs neighbors like the floors are plywood.
Advice to owner:
Send super to hospitality course, don’t lock the roof on residents who pay to use the space, fix the lock on the building door

Good for the Short Term

Pros:
Adequate closet space, recessed lighting, spacious bedroom. Good natural light.
Cons:
Trash/recycling is almost always full, smells, and proper sorting is never enforced. Cockroaches and mice problems. Was told rotting bathroom vanity couldn’t be replaced (all were being replaced building wide) because of the way the pipes were installed under sink. Toilet leaks. Shower to tub pull is still stuck despite numerous attempts by super to fix. Always smells of marijuana. Hallways never smell fresh. A lot of litter out front. Barely any cabinet space. There is often and issue with the dryers in the basement. Washers always have pet hair stuck inside them. So much construction noise ALL THE TIME.
Advice to owner:
Add more cabinets in kitchen (there’s room). Enforce trash/recycling separation. Take out trash/recycling daily. Enforce non smoking rule. Follow up to make sure complaints are addressed. Clean the laundry room.

nice apartment near 30th ave

Pros:
lots of natural lighting, spacious closets, a lot of countertop space, building overall was kept clean
Cons:
There’s a rooftop space available that management even went ahead to renovate but no one can use the space. Super also looks like he’s miserable.
Advice to owner:
Allow tenants to use rooftop space.
