Great Location poor maintenance.

Pros:
The location is excellent, situated in a great neighborhood.
There have been no issues with package theft, which is a big plus.
On-site laundry is available in the basement—while not perfect, it’s convenient.
The apartments offer spacious layouts with good distribution.
Each unit includes a balcony, adding outdoor space and charm.
Monthly pest inspections ensure the apartments remain well-maintained, with an exterminator conducting thorough checks regularly.
Cons:
The building’s entrance and stairs are not maintained by the landlord; tenants are responsible for cleaning these areas.
The heating system is practically non-existent, leaving the apartments uncomfortably cold.
Hot water is a significant issue, often running out after just 10 minutes of lukewarm water.
The cabinets and appliances are outdated, showing noticeable wear and tear.
Maintenance response is extremely slow; issues like thermostat malfunctions, electrical problems, or plumbing concerns can take days or even weeks to be addressed, often leaving tenants to resolve them on their own.
The payment has yo be made in cash or cashier checks, would be better to use a card platform.
Advice to owner:
Consider renovating key areas and cabinets to enhance the overall appeal. Hire a professional to clean the common areas at least once a week to maintain cleanliness and a pleasant atmosphere. Ensure the boiler system is regularly checked and functioning properly, as reliable heating is essential. Improve the laundry facilities, as the rent is relatively high, and these upgrades would significantly enhance the overall tenant experience. These small changes will greatly improve the building’s condition and appeal
