Solid Apartment, Not fave landlord

Pros:
I liked the location and the apartment itself.
Cons:
We lived in the apartment above the landlord and I guess sound travels very well through the vents. I would get noise complaints from them just from walking to the bathroom in the middle of the night. I would often get phone calls at 2am waking me up, from the landlord telling me how ridiculously loud our music was, meanwhile I hear nothing until I literally put my ear to my roommates wall and there is FAINT white noise. While the apartment is nice, you feel like you have to tip toe in your own apartment, so it isn't worth it.
Advice to owner:
Get better sound insulation.

Paper thin walls, unresponsive super

Pros:
Convenient location. Super cleans the building regularly.
Cons:
Suepr is nice but extremely unresponsive. Loses rent checks. Doesn't fix anything. Has loud late-night parties regularly. Has a dog that barks 24/7. This is an old building with paper thin walls. Expect to hear and feel the noise from all of your neighbors and their dogs. FYI, there are more than 4 units in the building.
Heating is not included. Utilities come out to be $250-400, which is steep.
