Great apartment, bad landlord

Pros:
The neighborhood is amazing, the location of the apartment couldn’t be better, the neighbors are soooo nice and the apartment is great ! It gets lots of light, is very quiet amd spacious!
Cons:
The landlord does not make repairs:
- outdoors stairs are broken and railing is rusty making it dangerous when it snows,
- I have had a serious leak in my bedroom that hasn’t been fixed in 4 years,
- the electricity is not good (I have to change my bulbs every month),
- I have had to put expandable foam in the gap between the floor and the wall myself to prevent roaches to get in,
- the window in my bedroom is broken and was never repaired,
In addition, the landlord is extremely rude and doesn’t like non causasien people (making nasty comments about them doing drugs when you have a non causasien friends over. she has no boundaries, enters the apartment without consent, goes through the cabinets to see what’s in there. And my neighbors have also told me they have witnessed her entering my apartment while I was at work.
Also, the porch cannot be used unless you pay a monthly fee for it (even during the pandemic).
Finally, every year we have had to battle to get the heat turned in, which takes about one month and requires several calls to 311.
Advice to owner:
Appreciate good tenants who maintain the house and pay the rent in time
