Unethical, overcharging LL

Pros:
Centrally located, small and few units
Cons:
No access to basement and backyard
Advice to owner:
Stop being unethical about unit statuses (stabilized vs destabilized) and overcharging. Your tenants will take you to court on this. Make the needed repairs to basic things like leaking pipes that cause issues with walls and ceilings. Use licensed contractors who will actually do proper jobs on repairs and maintenance instead of shortchanging tenants. Do not show up unannounced to try and coerce tenants into resigning renewal leases on the spot.

Great location, quiet, central, great neighbors
Cons:
No backyard access, uses unlicensed contractors, not up to code in some/many areas
Advice to owner:
Stop being unethical. Register ALL units with the city as mandated by LAW and stop overcharging tenants by lying to them about the status of their units - stabilized vs unstablized. Use licensed and bonded contractors for maintenance and work done on property.
