Pros:
At first sight looks good and the rent is cheaper than average building in Astoria.
Cons:
The Management team is horrific. They will flat out lie to you and are extremely aggressive and unreasonable at attending to even the most basic request. All they care about is rent. The super is a nice guy but doesn’t really understand English and is incapable of actually fixing anything. The building needs some serious investment, broken ceilings, leaks, there is mold is in the walls, a shabby internet line, the washers and dryers are ancient and do not work, their is limited security (management won’t put in a camera) despite several break ins. the elevators safety standards are questionable at best. Worst of all, the building has broken heating and electricity throughout. Your bills will be huge. Take my advice and avoid this place at all costs. it is simply not worth the hassle. Don’t be duped by the lower than average rent and increased space, the hassle is simply not worth the trade off and your utility bills will be sky high. Finally, be aware that the management team use the back of the building as a builders yard for their other properties. They will do work throughout the year and the noise is unbearable. Avoid avoid avoid!
Advice to owner:
Invest in the building. stop lying to your tenants. Actually provide some service vs just collecting rent, there is a reason everyone is leaving.

Modern; good neighborhood
Cons:
Piping and plumbing issues abound, owners don’t care about the building, tenants have to apply a lot of pressure to get things done.
Advice to owner:
Invest in your building and respect your tenants.
