There is a night club in the backyard

Pros:
The unit itself is great. The kitchen is fantastic - large enough to accommodate a butcher block on a table, and the cabinets are numerous and deep. The front room is really spacious as well, and the orientation of the house means you'll get great morning light in the back bedroom, and great afternoon light in the front. The bathroom is pretty large and has great light. There is a HUGE closet in the middle room which supplies ample storage space. This is a top floor unit in a house with two other units inside. The floors have soundproofing in them, so do all the home workouts you want - you'll not bother anyone downstairs. It's wonderfully quiet during the day, to be honest. Sadly, it's only quiet during the day.

It's a great unit, and I wish we could stay.
Cons:
The back bedroom is located less than 10 yards away from "Vybz Astoria", a bass-heavy lounge/nightclub that operates from 10p-4a every evening Thursday - Sunday. If you are a light sleeper, sleeping in the back bedroom on these nights will be an impossibility. Earplugs, Bose Sleepbuds, white noise machine, calling 311, having the police come, windows open/closed, whatever. None of it worked. That's why you're looking at this unit. Because we had to leave. That's what happened to the people before us, too. (Your realtor probably will fail to mention this. He did not to us.)

There are other minor issues. The unit has no control over heat, so it can get hot in the winter (the middle bedroom gets sweltering). It is a little far from the MTA stops, but that never bothered us. The city cut a shade tree down that was right in front of the house, and it may be expensive to keep cool in the summer as a result. Pretty minor compared to an inability to sleep.

The property owner is great.
