Pros:
The location is great, close to subway, laundry on the corner, good grocery stores, nice area, usually quite. The one bedroom I am in is cosy with a big bedroom that is awesome, they are renovating slowly the majority of apartments when there is a tenant change also rent stabilized.
Cons:
The building is very dirty and this is in big part because of tenants, pest problems are really bad some times, the garbage room is impossible to enter because some people just trow garbage at the door, it is ridiculous you would think that you want your surrounding to be clean but apparently these people don't, there is garbage in hallways from food to glass and dead cockroaches, also they steal packages from hallway.
Advice to owner:
Instal cameras, clean more and start wetting your tenants
