Pros:
The location in Astoria is ideal
Cons:
The owners are criminals. They are renting apartments that are rent stabilized, as destabilized. The City if NY has this building listed as rent stabilized. The owners did not legally destabilize this building. They did not file any of the remodel as capital gains, as they did not obtain work permits to do the work they did. Hence, the renovated units are not up to building code. They also do not do the legally required reporting of rent, because they do not want the city to know they are breaking the law.
Advice to owner:
It is 2022. ALL information about a building/unit is easily obtained from the city/311, like what tax code you claim, like when you last reported rent on a unit which you are legally required to do, like if you obtained building permits to do construction or claimed capital gains so that you could legally destabilize a unit. The law changed in 2019, there is not longer the possibility of destabilization. You are lying to tenants and using the known “preferential rent” scam. It only takes one tenant to take you to court for overcharge of rent, which the city will go back 10 years now. If that tenant shares this information with other tenants, then that will be a class action as you are doing this in all the buildings you own. Are you gonna pass on a business to your daughter that is established in criminal activity?
