Best managed building on 48th Street

Pros:
The building is cleaned twice a week and garbage is being taken care of well, heat/hot water is great, pest control people show up regularly and most of all, very quiet building - Quiet Hours are very well enforced to make sure that there is no noise issues. Property manager Nick is very responsive
Cons:
Occasional roach problems but this is a pre-war bullding so that's expected. Monthly exterminator service keeps that under control mostly and if there is any more issues, they do show up even on days that are not scheduled.
Advice to owner:
Keep up the good work!

Thin Walls, Cold Showers, Chilly Winters

Location in Astoria
Cons:
The walls of this building are so badly insulated that you can hear people closing doors in the apartment across from you *and* a TV when you’re in your apartment! In-unit repairs were nonexistent and the hot water heater was far too small for the building, resulting in showers that max out at 3 minutes before turning ice cold. Heat in the winter would be on for a few hours before automatically shutting off: the apartment was regularly 45-50 degrees in the dead of an NYC winter. Owner Nicholas Romano avoids any calls.
Advice to owner:
Update your hot water heater and heat the apartments
