Not Too Picky for First Time Moving Out

Pros:
Renting the room was easy, I didn't have to go through the formal renting and background check process. Landlord communicated very well with me, and accepted Zelle for rent payment. This benefitted me as someone who didn't make much at the time. Room looked newly renovated, walls looked bright white, ceiling fan and functioning ceiling light. Good for college students or people who just graduated - people who like to enjoy nightlife and the city outside of their living quarters. Super close to the N/W train, first/last stop on that line. Not very loud, relatively quiet neighborhood.
Cons:
Small room, but not an issue for me because I was mostly there to sleep and bathe. My housemates were strangers, lack of communication/agreement on rules for shared spaces, cleaning the kitchen/bathrooms, or taking out the garbage. No rodents or roaches in the apartment at all, but huge rats when I looked out my window; again wasn't an issue for me as long as they weren't in the apartment. Walls a little thin, can hear my roommate is they were speaking on the phone or playing music.
Advice to owner:
Meet the renter in person, and have a meeting with all of the current renters on that floor so that they can sign a contract to agree on shared spaces.
