Dodge the bullet

Pros:
People in the building are fine and quiet, super is very responsive, location is good, good lighting in the building.
Cons:
Where to start: Landlord never responds to messages, slow to make any fixes (buzzer has been out for over a year and they refuse to fix), super is great tho, not rent controlled so they *will* hike your rent if they want to, side of building facing the street is a bit loud, floors and walls are on the thin side, so neighbors complain a lot about any slightest noise. Buzzer doesn’t work and hasn’t for years apparently.

The real estate agents that show you the place don’t disclose their relationship with the company, slow to get a copy of the lease.

I’ll be leaving as quickly as I can once my lease is up!
Advice to owner:
Be more responsive, fix the buzzer before a tenant complains to the city, etc.

Pros:
Near transportation and convenient location.
Cons:
Building’s intercom is broken and management doesn’t have plans of fixing it. CONED hasn’t been able to to access the electric meters and tenants keep getting estimated bills every month.
Advice to owner:
Get the intercom fixed!
Give CONED access to meters/schedule appointment for it to get replaced with SMART meters so we can stop getting ridiculously expensive estimated bills.

Pros:
Absolutely nothing is redeemable,
pleasant, hygienic, or safe about this building or management. No responses, repairs, or solutions from management.
Cons:
- Broken buzzers for years
- Broken intercom/buzzers= no packages, no deliveries, no guests without going downstairs
- Con Ed cant get into building= high electricity bills for everyone
- Packages stolen from mail room AND undeliverable due to broken buzzers- Everyone in building has lost packages or dealt w/issues with UPS, USPS, Amazon etc
- Alive & dead roaches that remain in stairwells and hallways for weeks.
- Rodents in the walls and ceilings
- Single elevator that rarely works
- Unhygienic neighbors who leave garbage outside of doors and HOARD belongings in common spaces
- Terrible food smells that permeate all apartments
- Loud conversations between neighbors between 6 and 8am
- No functioning security
- Poor/no maintenance of windows, balconies, balcony locks, and bathroom facilities
- Total UNRESPONSIVENESS FROM SUPER, BUILDING OWNER, AND MANAGEMENT.
- Strangers coming in and out of back entrance into the basement at strange hours of the night
- A HEAT TRAP IN THE SUMMER. NO AC OR RELIEF IN COMMON AREAS or ELEVATOR. Stifling.
- Unannounced pest control.
- Unexplained charges sent to all tenants with rent bills
- Broken electric outlets throughout apartment.
- Plumbing issues
- Likely never cleaned or disinfected, zero covid regulations enforced
Advice to owner:
Register your property, upkeep it, respond to your tenants. Clean this disgrace and make necessary repairs. This place is a trash can and I doubt you would live in it.
