Pros:
Rent stabilized building
Cons:
Owners greedy, not responsive, bullying and scaring tenants with even higher rents if they don’t accept 50-60% rent increase (even though the building is rent stabilized and this is against the law). Too many issues in the building (no hot water/boiler dies every couple of months, gas leaks/no gas for a year, heating often not working, roaches, mice) - I’d never go back to live there again!
Advice to owner:
Stop treating people like garbage and take some responsibility! Respect the law!

Pros:
Close to the train station.
Cons:
It’s pretty dirty Building. Elevator is not safe at all. Smells like garbage, especially on spring and summer time.
Flore in apt is very loud and walls in between apartments are very thin.
Mail is completely insecure. Packages are stolen very quickly after being delivered to the hallway, and this has been happening for years.
Management raises the price of rent without rules and however they want it.
Anyone can enter this building because all the doors are mostly unlocked.
