Great look outside, little house in New York
Cons:
Commons areas are left to deteriorate
Advice to owner:
Should work on the common area and get the grass cut.

Good location not the landlord

Location, natural light, neighborhood
Cons:
Landlord doesn’t clean the building, doesn’t take care of the front garden, doesn’t take care of the garbage. The building has no heating system. The AC units, when switched to heating mode, waste about&over $600 in the winter months and don’t heat up the floor.
Landlord won’t be responsive to repairs and when she does, she will send someone unexperienced to work on the apartment. There’s also a major problem of water in the boiling room that will damage the building.
The landlord has evicted two tenants at least, illegally.
Advice to owner:
Take care of your building and the good tenants you have had.

Pros:
Close to Astoria park. Anything else redeeming about the units at this property are negated by the landlord.
Cons:
Ground floor apartment freezing in winter. The floor is set on top of foundation, so the floor is like ice in cold months. Also, the units are electric heating, so very expensive to run in the winter. Landlord also never cleans the common areas, front entrance. Don’t be fooled by the landlords sweet demeanor. Also the building only has three meters for 3 units, meaning that tenants pay for common area electric. She’s currently trying to sell the building (as of Summer 2022), so you’ll be left with uncertainty if you sign the lease. Look up the building listing for sale on Papp Realty in queens NY.
Advice to owner:
Being a greedy and absent landlord will eventually catch up to you.
