Great location

Pros:
The location’s good. Each floor has four units, two facing the street two facing the back. Street-facing ones have better view. Super is usually responsive. Most tenants are families so things are quiet after dark.
Cons:
No trash chute. Tenants need to bring the trash down. Laundry room is not 24/7, only from 8-21. And the office can be rude/ignorant sometimes. Some windows are installed shut, so there’s not a lot of options you can put your AC.
Advice to owner:
More maintenance for public areas like stairways and laundry room.

Racist Super and management. Violoating the rights of all the tenants

Pros:
The tenants are friendly and deserve much better
Cons:
Where do I begin? The super doesn’t do his job, and his wife is extremely rude and disrespectful to the tenants. They give off a very racist vibe towards the tenants. They do not manage the pests in the building and the roach infestation is unmanageable. Pest control never actually comes to spray even though there is a sign up sheet. The laundry machines don’t work properly and management never gets them fixed. God forbid they out an “out of order” sign so that people can avoid having their money eaten. They do not follow COVID protocols, and the cleanliness is not up to par. The management company as a whole is useless, and every interaction is a headache. The office is rude and dismissive, and also give off racist vibes. They treat their tenants as if we need them, however they need us. Everyone in the building complains about the Super and management and everyone feels the same way.
Advice to owner:
Fire the super and hire someone who will actually do the job. Your tenants know their rights and you are withholding your legal responsibility to your tenants. Expect some lawsuits to come your way.

Pros:
The residents are okay.
Cons:
Let’s start with the unprofessional management all around. From the realtor they hired to broker the deal in the first place, to the management company themselves who can’t for the life of them manage the properties they’re responsible for in a professional manner, to the build ing itself. Those responsible for managing the building have allowed it to fall apart. There are roaches everywhere, they have yet to fix the washing machine and dryer for the entire building, allowing the broken units to “eat” the quarters of the residents who live here (and not helping to get the money back) and the super doesn’t even do anything. He lives there for free but “works” in other buildings 🤔 he is never available in a timely manner and does not do anything in the building. I am not sure why he is still employed and living in the building for free, since he is neglecting a building full of residents.
I have no respect for those who are in charge of managing the building, because they fail to back up their words with actions every time. We are also in the middle of a pandemic and they act like the real estate market isn’t currently failing hard, and they were completely rude and unprofessional in every single interaction I had with them.
This building itself is nothing to rave about in the first place, but with SO MANY (affordable) options right now, don’t even waste your time here. You’re welcome!
Advice to owner:
Hire better management and make sure they are actually doing their jobs. The residents of this building are not happy, and we do pay your salary! Treat your tenants with respect and attentiveness and they will return it with loyalty, but when you allow the super to live here for free and not actually do anything to earn his free rent in this actual building, you’re neglecting an entire building of tenants. You need us more than we need you. We will keep writing reviews!
