Pros:
The rent is stabilized.
The landlord comes during weekdays in the morning to early afternoon. He is a very gentle and has a good manner.
The super regularly cleans the building and manages trashes very well.
Cons:
Some younger neighbors are extremely loud (loud walking/ party with crowd during covid) but rest are quite friendly and quiet.
This is an old building so there are lots of bugs and issues such as water leaking from upstairs or sink pipes/ poor sound proof/ poor insulations.
Advice to owner:
About landlord: Only responsive when visit the office, no responses to the texts. When people are working they cannot always go see you in person. Please be more responsive by texting or calling back.
About building: Definitely need some repairs or renovations. Everything is extremely old and falling apart.
