Perfect apartment for those starting out in NYC

Pros:
big space and I like that the kitchen is separate from the living room. there are also 2 closets for storage

hallway is kinda dirty

Problems with hot water ( rusty water) for weeks in winter

Rent stabilized . Relatively Quiet area.
Good school near
Cons:
Cockroaches - even there is a pest control guy coming monthly there are still a lot of small cockroaches. And the big ones ( American cockroaches) are also making their way thru from the basement sometimes.

Rusty hot water for weeks in the winter.

There is a small “square ” near the building where all the homeless and other drunkards are gathering sleep on the benches and drink alcohol.

Subway is pretty far ~7-10 min to 7 train
And 12-15 min to E, R
Advice to owner:
Replace the boiler
