All Year Management :/ (now Smart Management NY)

Pros:
Tom the building manager is great! He’s responsive and he takes care of issues as quick as he can.
Cons:
If you see any building associated with All Year Management, run hard and fast in the opposite direction. Just google them to see what I mean. It’s clear they do the tiniest bit of maintenance to keep the building from collapsing. When we moved in, NONE of the appliances worked except the refrigerator, and we didn’t not have hot water for a few days.
The building is also infested with German cockroaches, so I would suggest buying Adivon to keep them away. The exterminator that sprays really doesn’t do much to these guys that like to fling out of the cabinets.
Dealing with the management office is a nightmare. NOBODY that answers the phones knows what they are talking about. When I was receiving threatening emails that I did not pay the correct amount of rent (which was bullshit) I had to get a lawyer and my broker involved to get them to properly update whatever automatic pay service they were using.
Neighbors are also obnoxious throwing parties on the patio and not cleaning up after themselves. Walls are so thin you can hear conversations, and the bass is turned up so loud the floor shakes.
I’ve only been living in this building for less than 2 months and it has been a miserable experience. I’m preparing to go to war with them to get my security deposit back. The cheap rent clearly was not worth it.
